We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 12th August 2026. Applicable for 26/27 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 13th August 2025. Applicable for 25/26 bookings only.

Long Stay Rate:
All long stay packages are based on a minimum of 28 consecutive nights. A £500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay. If you cancel within 48 hours of making your booking, we will refund your £500 holding fee. However, full payment or termly payment is due on completion of the booking. This is non-refundable, non-amendable, and non-transferable if the booking is cancelled.
Early Departures
Cancellation fees will be applied in line with the cancellation policies of your rate plan. Typically, this could be the next termly payment or the remainder of the booking duration.

We reserve the right to cancel your booking at any time, with immediate effect, if payments for your booking have not been made within the agreed time frames. Or you break the contract anyway.

Out-booking:
In the unlikely event that we are not able to accommodate your booking on the night of arrival, we will find alternative suitable accommodation and ensure that you are charged no more than the original booked rate. Any difference will be covered by IconInc @ Roomzzz for your inconvenience.

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. I can assure you that Iconinc is the best student accommodation in Leeds. You get what you paid and they did a good job to settle us in with many entertainments. It has nice ambiance and atmosphere, and you can study peacefully in your room, which most places do not have it (40inch TV, fast internet, what else do you want bro?) Facilities are absolutely awesome, you can chill in the lobby, movie night in the cinema, workout in the gym with friends, free food every Tuesday, and the best thing is free hot chocolate, tea, coffee whenever you want. UPDATE: They're bringing in Sauna and Steam Room, MAC computers, and other fun stuffs.

This is a very good student apartment, I have lived here for more than half a year, except that it is a little far from the city center, there are no other disadvantages, breakfast is provided in the morning, the staff are very friendly, there are regular activities, and the induction stove in the room is broken, but also help to replace it

Best staff ever! Its my second year here and i stayed purely because of their hospitality and kindness. The rooms are great aswell, very spacious and comfortable with a pretty good location thats close to the city center and various food spots to choose from. Would definitely recommend!
