No Visa No Pay: if you don'tget your visa tocome and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. This policy is valid until 1 September 2026.

Please send your request and the supporting official documents to the respective schemes' email. Should you fail to provide the necessary information within 48 hours, the amount will be equal to the lesser of

  2. The amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     Decent location near university campus, room fairly large and comfortable. However, the insulation is not the best so it can get really hot/cold. The location is also not near the city center so there are not much convenient stores nearby.

    The location of the accommodation was perfect, the staff was very friendly, helpful, and polite. Also the building was very clean and they had a big variety of amazing rooms that you can choose from. They organize many events monthly which is helpful to meet new people and socialize . I am really happy with my decision to stay with capitol students and I highly recommend it.

    I am living in the Briggs House in Leeds, and I am very satisfied with the student accommodation which has very clean and quiet environment. Quiet environment is very important for me because the quality of my sleep is not very good. In addition, stuffs here are all kind and nice.

    After living here for two years, I can say the experience has been excellent overall. The service remains outstanding, with friendly and helpful staff always ensuring a comfortable stay. The reception team is very nice, always welcoming and ready to assist with any needs. Security onsite 24/7. The rooms are spacious, well-maintained, and perfect for long-term living. The showers and toilets are always clean, with hot and cold water working flawlessly. Another highlight is the secure parcel system, which ensures that all deliveries are handled safely and efficiently. The only downside is the lack of a gym. It would be great to have an on-site fitness facility for convenience. Despite this, everything else has been perfect, making this a fantastic place to stay. Highly recommended for those looking for comfort, security, and great service!
