You have a 3 working day cooling-off period.
You may cancel your contract by giving us written notice by post or e-mail. The notice must reach us by the end of the 3rd working day after the day we confirm to you that your accommodation booking is concluded and before you collect your keys for your accommodation (check-in), whichever is the sooner.
If you validly cancel during the cooling-off period, we will reimburse the security deposit fee and any pre-paid accommodation fees.
Cancellations before you have moved in:
Outside of the cooling-off period outlined above, you may request to cancel your accommodation contract in writing. A Termination of Tenancy payment of £75.00 will apply which we may deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Mansion Student, to take over your accommodation contract. Mansion Student will use reasonable endeavors to help you to find a replacement tenant but cannot guarantee that a replacement will be available. Mansion Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, we will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.
Cancellations after you have moved into the accommodation:
The cooling-off period ends once you have moved into the accommodation, even if you move into the accommodation within 3 working days of concluding your contract.

Any security deposit refund or advance rent payment refunds due to you will be paid once the replacement tenant has completed all the required documentation.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Union is the perfect accommodation for students to stay in Leamington! With newly furnished rooms and an amazing common room, it has made me feel at home. To add a cherry on top, the staff especially Julie is a sweetheart, helping us out at all times and giving us free candy 😄 definitely gonna stay here next year as well

I’ve had an incredible experience living at the Union so far. The staff and team are quite helpful and always at hand to answer any questions or requests that the tenants may have. There are many different events that the team hosts throughout the year, ranging from food to games, there is always something going on at the Union!

The Union is a luxurious student accommodation which entails high-level security and friendly staff that are there to help with any problems you may have. The fully furnished rooms come along with a nice private bathroom. Moreover, the kitchens are equipped with high-end equipments and are extremely spacious. Besides, the common room is a very vibrant place to get a change of environment and there are games and books kept for leisure purposes. Lastly, having supportive receptionists who are constantly there to deal with any queries, helps create a more comfortable environment..

I rent a studio flat in the union and am very happy with the flat itself. I am finding it great to have my own space. The staff at the union are very friendly and welcoming and are always here when anyone needs a chat. The student body at the union is quite friendly and we are all able to socialize thanks to social areas. Sometimes it can be quite noisy and hectic but all is all I really like it. The location of the union itself is pleasant enough as it it right by the canal. The bus stop to campus isn’t too far away either. Really nice experience so far apart from some exceptions. This is the Second year that I am renting a studio flat in The Union. I feel very supported by the staff and reception. Charlie, who works at reception, has always been here for me in case I need a personal chat or about anything worrying me at any point. She has also been very kind and helped me with University things such as printing and general inquiries. I would definitely recommend the Union in the future to friends and family.

I love the convenience that The Union offers. It's lively and always a great vibe! The rooms and kitchen are comfortable and the common room is a great place for all the students to meet and chill. To top it all off, Julie is such a great presence. She makes sure that we are all always smiling. It's always great to speak to her in the mornings before going to campus and having a fresh start to the day. In every sense, this place really feels like home :) Highly recommend the incoming students to strongly consider this accommodation for their stay in the coming years as well!
