Cancellation policy
Cancellations: Risk-Free Bookings for 2026/27
Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.
Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.
Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:
You are unable to obtain a visa to enter the UK
You did not receive the required grades to attend your chosen university
You failed to achieve the grades needed to continue your studies
Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.
Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:
Your rent account must be fully up to date
Any rent owed up to your leaving date must be paid
Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

Booking Process Details
The booking process is quick and straightforward, but having some information ready will help. You'll need the name, email, and address of your guarantor, a headshot photo, and a bank card for the advance rent/booking fee (ROI only)
Do I Need a Guarantor?
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I’ve been really happy living at Davison. The best thing for me is the location — it’s very close to the university, which makes everyday life much easier and saves a lot of time on commuting. During my stay, the manager has been very friendly and supportive. Whenever I had any questions or needed help, she was always willing to assist, which made me feel comfortable and well looked after. The shared kitchen is spacious and always kept clean, making it a really nice place to cook and spend time in. It’s also very convenient for daily use. The sound insulation between rooms is also very good, so it’s easy to enjoy a quiet and private environment. When I’m in my room, I can really have my own space to relax, study, or rest without being disturbed. I’ve really enjoyed living here. It’s a comfortable, convenient, and well-managed place, and I would definitely recommend it to anyone looking for a good living environment.

Davidson House was a great place to live during my time at Kingston University London. It is in a very convenient location, just a short walk from the Penrhyn Road Campus, which made getting to classes easy and stress-free. The accommodation was clean, comfortable, and had a friendly atmosphere. What made my stay especially enjoyable was the manager, who was always very kind, supportive, and approachable. She created a welcoming environment and was always happy to help whenever needed. I had a really positive experience at Davidson House and would happily recommend it to other students looking for a comfortable and well-managed place to stay.

I had a great stay at Davidson House. The manager truly takes amazing care of the place—you can really tell she cares and does her job exceptionally well. The rooms are a great size with beautiful big windows that bring in lots of natural light. The kitchens are spacious, comfortable, and a perfect spot to relax and chill. Overall, a very welcoming and well-managed place.
