After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I've being living at Aspley House for 2 years and I'm satisfied. Any maintenance issues are resolved quickly, collecting packages has never been easier and the flats are decent. Staff are friendly and overall I'm enjoying my experience

I lived at Aspley House in my first and second year of uni, and made friends for life during my stay here. The accommodation as a whole feels very safe, however some incidents with fire alarms throughout September-November 2023 made me, as a neurodivergent person, feel quite anxious. However when that was resolved there was no further problems with it. Maintenance is quick and efficient, and reception staff (shout out to Holly and Erin!) were exceptionally lovely and always made me smile whenever I went into reception. The ideal accommodation if you’re wanting the classic uni halls experience and really enriching and interactive for first year students especially :)

I lived at Aspley for 2/3 years of my uni years and it has been amazing, the staff are always happy to help and always welcoming and friendly. The rooms are a decent sized and comfortable too, as well as the communal areas. It's also fun as they put in events year round where you can have fun and make new friends!

This is my second year staying at IQ Aspley, and I chose to stay because of the incredible experience I’ve had here. The staff are truly amazing—friendly, approachable, and always ready to help with any issues or questions. Being right next to campus is also a massive bonus. There are always fun events happening in the den, which provides a great opportunity to socialise. The on-site gym is another fantastic feature. Overall, I’ve had such a positive experience here that I would absolutely recommend it to anyone looking for student accommodation.

I’ve had such a great experience living with iQ so far and i’m only 4 month in!! The staff are genuinely so lovely, helpful, and always make you feel at home. The whole place is super organised, clean, and really student-friendly. Plus, the cashback offers are such a cool bonus — it feels great knowing you’re getting real value for your money. I honestly recommend booking with iQ to anyone looking for stress-free, supportive, and comfortable student living! definitely will be spending my 4 years with them !
