Do You Need Guarantor?
Without a UK rental guarantor, most landlords and agents will require you to pay the full year’s rent upfront. We have partnered with Housing Hand who can provide you with a certificate of rental guarantee.
However, there some of our student accommodation do not need a UK based guarantor in order for students to pay their rent in instalments, to know more kindly get in touch with our team and we will be happy to assist you with these properties.

Booking is easy—just click any "Book Now" button on the website to start your application. If you need help or want to book short-term lets or summer stays, contact the Residents' Team at your chosen property.
The booking process is quick and straightforward, but having some information ready will help. You'll need the name, email, and address of your guarantor, a headshot photo, and a bank card for the advance rent/booking fee (ROI only)
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.
We want you to love your room. Our Residents' Team can help you choose based on your preferences, like floor, view, and amenities.
A small double bed, also known as a 3/4 size bed, measures about 120cm wide by 190cm long—narrower than a standard double but still comfortable for two people.
Yes, we encourage visits. Bring friends or family if you like. Contact the Residents’ Team to arrange a tour. If you drop by without notice, we may not have a room to show, but we can show you the shared spaces. We also offer online video tours.
If you have medical needs, contact our Residents' Team. They can help find a suitable room with necessary adaptations. If you book online and indicate a medical condition, the process will pause so you can speak with us.
You can book if you are 16 or 17, but you'll need to nominate a Responsible Adult and might have monthly meetings with the General Manager after moving in.
You can book with friends. For properties with shared apartments, contact the Residents' Team to arrange group bookings.
Some properties require Sanction Checks for residents and guarantors, conducted by Veri-Check using Government databases to identify individuals convicted of serious crimes or terrorism. This is done after signing the agreement.
Check your chosen property's Terms and Conditions for cancellation details. The Residents’ Team can answer any questions about this.
We will reach out to you a few weeks before your lease starts to ask you to watch our orientation video and schedule your move-in time. This step is essential so that we are ready for your arrival.
Please refer to your lease agreement to find the due dates for your initial rent payment and security deposit. If you have any questions regarding these payment dates, please contact our Residents' Team. Your first rent payment must be made before you can move in.
Absolutely! You can order bedding, kitchen supplies, and other university essentials from our online shop.
Yes, unless we inform you otherwise. If you watch or record live TV, use catch-up services like iPlayer, or watch live broadcasts online, you will need a TV licence. This requirement applies regardless of the device or service provider you use, including TVs, computers, laptops, mobile phones, tablets, gaming consoles, digital boxes, or DVD/VHS recorders.
