Cancellation policy

Please review the property's terms.

  • 1. Cooling-Off Period

    • 1. Cooling-Off Period

    1.1 The Tenant may cancel this Agreement by providing written notice to the Landlord within 14 calendar days of accepting this Agreement (the “Cooling-Off Period”)
    1.2 Cancellation under Clause 1.1 is only valid where:
    • The Tenancy Start Date has not yet occurred; and
    • The Tenant has not taken occupation of the accommodation.
    1.3 Where valid notice is received within the Cooling-Off Period:
    • All rent and deposit payments shall be refunded in full;
    1.4 If the Tenancy Start Date falls within the Cooling-Off Period, the Cooling-Off Period shall end on the earlier of:
    • The expiry of the 14 days; or
    • The Tenancy Start Date.
  • 2. Cancellation Before the Tenancy Start Date (After Cooling-Off Period)

    • 2. Cancellation Before the Tenancy Start Date (After Cooling-Off Period)

    2.1 Following expiry of the Cooling-Off Period, the Tenant shall remain liable for the tenancy unless released in accordance with this Clause.
    2.2 The Tenant may request to be released from this Agreement if:
    • A suitable Replacement Tenant is identified by the Tenant or the Landlord;
    • The Replacement Tenant enters into a new tenancy agreement acceptable to the Landlord; and
    • The Tenant has paid all sums due under this Agreement up to the date of replacement.
    • The Landlord has complete discretion as to whether it accepts the proposed replacement Tenant
    2.4 The Tenant’s liability shall cease on the start date of the Replacement Tenant’s agreement.
  • 3. Cancellation After the Tenancy Start Date

    • 3. Cancellation After the Tenancy Start Date

    3.1 Once the tenancy has commenced, the Tenant shall be liable for the full contractual rent unless released in accordance with this Clause.
    3.2 The Tenant may request early termination where:
    • A suitable Replacement Tenant is found and approved by the Landlord;
    • The Replacement Tenant enters into a tenancy agreement; and
    • The Tenant has paid all outstanding rent and any permitted fees.
    3.3 The Tenant shall remain liable for rent and all obligations under this Agreement until the earlier of:
    • The end of the tenancy term; or
    • The commencement of the Replacement Tenant’s tenancy.

    Located in the centre of the town, it is very convenient to go anywhere. You can see the sea when you go out. The staff is also quite friendly. I will miss this place.

    I really enjoy living at hydrogen while studying, the location is great, it's right in town so it’s easy to get to shops, transport links and the university without having to travel far, the accommodation itself is comfortable and has everything you need as a student. Overall, it’s been a nice place to live and I’ve had a good experience here. I’d definitely recommend it to other students looking for accommodation in Falmouth ⭐️

    I spent three years living at Hydrogen Falmouth during my time at university, and it genuinely became a home away from home. The location couldn’t be better right in the centre of town, close to everything you need, and just a short walk to the beach. The accommodation itself is modern and well-maintained. My room was a great size, and the shared kitchen and bathroom were always clean and functional. The common areas were kept tidy, and there was a calm, friendly atmosphere throughout the building. One of the standout parts of my experience was the staff. Jackie, the building manager, was fantastic. She really puts in the effort to make everyone feel comfortable and welcome. It makes a huge difference when someone genuinely cares about the residents. Internet was fast and reliable the entire time, which was great for both uni work and downtime. I only had a couple of maintenance issues over three years, and both were fixed quickly. Security at night also made me feel safe living there. Overall, I had a smooth, positive experience and would definitely recommend Hydrogen to any student looking for a reliable, well-run place to live.

    Hydrogen is good but I wouldn't say I love it purely because the rent is too high and it is too secure as you have to give notice to the manager that family e.g. friends are staying the night and I don''t quite agree with that. The company expect students to pay for the price of what it is. However, the students are absolutely lovely and the staff as well especially Jackie who is the Accommodation Manager. She even agrees that the rent is too high! Everyone is very friendly and there is a nice comfortable social space to unwind. Hardly any maintenance issues as it's modern. Even if there is the maintenance team are very good at responding usually within a day! A great place to live but the rent is too high! So remember to check it out before you decide to get it...
