The Kingfisher student accommodation Exeter is made up of over 200 student apartments that work as great stand-alone units but student life at The Kingfisher is further elevated through its many social spaces. The self-contained studios include spacious, en-suite bathrooms, fully equipped kitchenettes so that you can prepare a healthy, wholesome meal at any given time. The studios have large, comfortable beds and separate study areas, complete with desks and chairs so that you have a dedicated space for studying. The studios also come with plenty of storage options to keep all your belongings, from books to clothes and everything in-between.
The different facilities offered by The Kingfisher include high-speed internet so that you can stay connected across the property, CCTVs and secure door entry to take care of your physical well-being and psychological security and excellent connectivity in the form of bus and train links to the rest of the city. Cancellation policy

FREE CANCELLATION = NO-RISK BOOKING

We understand that plans change which is why we’ve introduced our free cancellation policy. If you book to live with us during the 2021/22 academic year and your plans change, you can cancel by 31st May 2021 with no charge.

Terms and conditions:

  1. This promotion only applies to 39 or more week tenancy agreements for the 2021/22 academic year, starting in September.
  2. To qualify you must book a room and complete a tenancy agreement with Downing Students (in accordance with these terms) before 31st May 2021 and any application to cancel must be received by no later than 5 pm on 31st May 2021.
  3. A £100 holding deposit is required to complete your application. If cancelled by 31st May your holding deposit will be refunded.
  4. After this date, the standard cancellation terms apply.
  5. This promotion only applies to all bookings made directly with Downing Students or via their international accommodation referral agents and excludes any bookings made through any University or Higher Education Institutions' accommodation office.
  6. In order to benefit from this promotion and to cancel your booking, you are required to email the team based on the accommodation you have booked. Contact us at info@beststudenthalls.com
  7. This offer cannot be used in conjunction with any other offers
  8. To be entitled to this promotion any existing customers must have made all outstanding payments due on their 2020/21 account.
  9. In any instances where a holding deposit is paid and the tenant fails to manually or digitally sign the tenancy agreement, we reserve the right to retain the holding deposit in lieu of costs incurred.
  10. Downing Students reserves the right to remove or change this promotional offer at any time. In the event of Downing Students doing so, any individuals who had completed tenancies prior to the change or removal will be entitled to benefit from this promotion unaffected.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       Really great location, at walking distance from both university campuses. 24/7 security and cctv which is great for uni students living alone for the first time and worried. Hannah and Amanda are always so lovely and friendly. Being homesick feels a lot less hard when you walk into your new “home” and have Hannah and Amanda greeting you so nicely. Would recommend the Kingfisher over and over.

      My experience at the Kingfisher has been phenomenal so far. Staff are extremely friendly, whenever I come back or head out, I greet them and they do the same (special shout out to Hannah and Amanda, you two are the best!). Also, I want to specially commend the maintenance team. My freezer door came off by accident - I let the reception know, and the next day someone came up and replaced my entire fridge for me. This was a nice touch, compared to living in a house in my second year, where I had to liaise with the property agent, and then the owner, whenever there was an issue, and it would take ages for it to be replaced or the issue to be resolved. Whenever you need something, or something in your room is faulty, the reception is downstairs and you can let them know and it gives me the peace of mind knowing everything here will be sorted ASAP. I also booked the common room for an event, and the staff have been more than helpful in decorating the event. I truly appreciate it from the bottom of my heart, I wish I lived here in my second year… Thank you guys so much! :)

      I have stayed at The Kingfisher for about a year now and it has been fantastic. Amanda, Jen and the entire receptionist staff are great. They helped me with great many a things to ensure my comfort here. The rooms are spacious with all amenities, and the common room is loaded with everything you need from a movie night to pool games to a study session. 10/10 recommended.

      Amanda and Hannah at reception are very responsive and caring. Their kindness has been the highlight of all our visits and communication. Management were also reasonable to a request we had made. Their understanding was supported by Amanda and Hannah on the ground with us at the building. This accommodation has excellent security. We feel safe leaving our daughter here with Amanda and Hannah.
