Cancellation policy

Cancellations: Risk-Free Bookings for 2026/27

Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.

Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.

Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:

  • You are unable to obtain a visa to enter the UK
  • You did not receive the required grades to attend your chosen university
  • You failed to achieve the grades needed to continue your studies

Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.

Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:

  • Your rent account must be fully up to date
  • Any rent owed up to your leaving date must be paid

Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

    Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. To find out which properties qualify and how to get started, reach out to our team. We're happy to guide you through the booking process from start to finish.

Spent a few months at Gorge and it really is a good place to stay!! Quite compact, a bit expensive, but the renting experience was really good, with very kind employees, no noise or other disruptions, gym 24/7 and great coffee machine. Would recommend the upper floors with view to the St. Lukes campus :)

Very professional, super facilities and best coffee machine in the communal lounge. Also has popcorn machine in the cinema room! Really pleased with our choice.

Well-designed and peaceful communal lounge with good amenities. Great closets and storage space in the room. The management team of the building is also very responsive, respectful, and helpful.

The Gorge exemplifies a modern living space, masterfully integrating industrial design with natural elements. Its industrial furnishings, augmented by lush greenery and expansive windows, create an open ambience that melds outdoor and communal areas. This design ensures not only visual appeal but also a refreshing atmosphere. Facilities a cinema, communal kitchen, study spaces, games area, and gym cater to diverse interests, fostering community engagement. The reception staff's friendliness and personalised approach, along with daily social events, contribute to a vibrant, inclusive community. Regular maintenance underscores the commitment to high living standards. Nearby amenities like a local Waitrose, town centre eateries, and the scenic quay enhance residents’ lifestyles, offering both urban convenience and natural beauty. The proximity to university campuses (1 min walk to St Lukes & 10 min drive to Streatham) and excellent transportation options, including a nearby train station, underscore its appeal. The peaceful, secure neighbourhood atmosphere, combined with easy access to nature and urban amenities, makes The Gorge an enriching, convenient place to live. An overlooked feature is the inclusive guest policy, allowing residents to share amenities with friends. This enhances the communal, social atmosphere. The building management’s responsive and efficient handling of issues ensures a comfortable, well-maintained environment.
