  • Booking, Cancellation Policy, and Liability (England and Wales)
  • Booking, Cancellation Policy, and Liability (England and Wales)

To apply for and book a flat or bedroom at a Collegiate UK managed property, you must pay a reservation fee (described herein as “Reservation Rent”). This payment is made at the time of booking through our online booking system. The Reservation Rent is set as £50 for re-bookers (existing students renewing their stay) and £100 for new applicants.

You will have 3 days from making your booking to sign the Tenancy Agreement. The Reservation Rent is fully refundable if you cancel your booking within this period. If you do not cancel within the 3-day period, the Reservation Rent will be non-refundable. Once the Tenancy Agreement has been signed, the Reservation Rent will be held until the first rental payment falls due under your Tenancy Agreement and will be offset against the amount due.

To cancel your booking, you must inform the property you booked with in writing via email.

You may be eligible to be released from your agreement if:

    • Your offer of a place at your preferred University/Higher Education institution is withdrawn (No Place, No Pay). You must inform us within 7 days of receiving your rejection and provide a written rejection letter from your chosen university/college. The final deadline for submitting this evidence is 30th August.

    • Your visa application is declined (No Visa, No Pay – applicable to international students only). You must inform us within 7 days of receiving the visa refusal and provide official evidence of the rejection. The final deadline for submitting this evidence is 30th August.

    • You have extenuating circumstances that prevent you from taking your place at university. Requests of this nature will be considered on a case-by-case basis, and supporting evidence will be required.

In order to meet the criteria, you will need to provide appropriate supporting documentation, such as a written rejection letter from your chosen university/college or official notification of visa refusal, or other relevant evidence for extenuating circumstances.

It is important that you understand that when you sign your Tenancy Agreement, you are entering into a legally binding agreement with the Landlord and are liable for the full rent due for the Residential Period.

CANCELLATION OF YOUR BOOKING BY COLLEGIATE UK

Our terms and conditions require you to sign your Tenancy Agreement within 3 days of making your booking. If you fail to sign your agreement within this timescale, we may cancel your booking by giving notice via email, and you may forfeit the Reservation Rent if it is outside the 3-day cooling-off period.

In the unlikely event that we need to cancel your booking, we will notify you in writing and offer alternative accommodation. If the alternative is not suitable, you will have the option to cancel your booking and receive a full refund of any rent paid.

Any approved refunds will be processed within 14 days of receiving the required documentation.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. To find out which properties qualify and how to get started, reach out to our team. We're happy to guide you through the booking process from start to finish.

Amazing location, close to the city centre and university and also exbridges. Being right next to the station is also amazing great plus point. All the staff members are great and make you feel safe and secure at all times. The rent is affordable too compared to other accommodations.

Point Exe - I couldn't have chose a better place than this. It's so close to the train station (St. David) helps me not carry the luggage much if I am going on a trip. Additionally all the go to places here are equidistant (for say, University, City Centre Or Supermarkets). What I like here the most is the management is always on there foot to make the residents feel homely and they keep hosting crafts sessions or afternoon tea and we get to refresh and meet many new faces. They are very particular about the water checks (this is done regularly and without fail) and very quick in resolving the maintenance issues. I am glad I chose Point Exe for my student journey at University of Exeter :)

I’m glad I chose this accommodation. From my personal experience, the location is very close to the St David’s Station, it’s ideal 25 minutes walk if you study at Streatham Campus, the room is a bit bigger than expected from the pictures, and the kitchen is a good size with very organised storage for the amount of people sharing it. The communication is great. You always see what’s up from the board in your block and the reception. There are also weekly newsletters letting you know the maintenance or access requirement in advance, reminding you about the upcoming events, or just tips and good will message during seasons. The facility, honestly, is not the newest. However, the staffs are attentive about maintenance and check-up. They are proactive in fixing issues. And for that, plus considering the price, I still prefer this accommodation. Regarding the pricing aspect, there is also the loyalty fee, which is amongst the reasons I chose this place 2 years in a row. The most important aspect could be the staffs themselves. They are friendly, kind, and helpful. And this atmosphere is consistent. There are also little things that matter like greetings, reception decoration, and giveaways. They are not dramatic but help me in the mental aspect. I felt warm and felt that I could go to them if there are issues. I would like to thank them for that.

I’ve been living at Point Exe this year, and it’s been a great experience! The location is perfect—close to Streatham campus, the city centre, and just a 2-minute walk to the St David' train station. The facilities are of great quality, and the staff here are very supportive and always willing to help. It’s also very reasonably priced, making it a great option for students. Highly recommend!

As an international student, choosing accommodation from another country was a nerve-wracking experience. I had no idea what to expect and relied entirely on my agent’s recommendation. Thankfully, it turned out to be one of the best decisions I’ve made. I chose an ensuite room in this residence, which offers both studios (personal room + bathroom + kitchen) and ensuites (personal room + bathroom, shared kitchen). My ensuite is perfect for me—I share a kitchen with six other people, and it’s honestly a great setup. The kitchen is clean, spacious, and fully equipped with everything you’d need, like hobs, an electric kettle, an oven, a microwave, and even a dining table. My room is everything I could’ve hoped for, and more. It’s cozy yet spacious enough for one person, with plenty of natural light and a lovely, airy feel. The view from my window is an added bonus—it’s so nice to wake up to every day. What I love most about living here is the sense of community. The people are friendly and come from all over the world, which makes it such a vibrant and welcoming place. The management also organizes small events every now and then where you can meet others and enjoy free food. It’s a great way to connect with people. The staff here are fantastic—always helpful and approachable. If there’s ever an issue with your room, they’re on it immediately. For example, I once lost my keys, and Jess and Kasia from the team went out of their way to arrange a replacement for me the same day. Their kindness and efficiency really make you feel at home. The laundry facilities are another plus—they’ve got plenty of washing machines and dryers, and the prices are very reasonable. On top of that, the location is unbeatable: it’s super close to St. David’s train station, just a 15-20 minute walk to the city center, and around 20 minutes to the university. It’s so convenient for everything you need. If I had to mention a downside, it would be the lack of a proper communal lounge area. While there are outdoor spaces for games like tennis and a field for general use, a cozy indoor space for everyone to hang out would’ve been nice. That said, the peaceful atmosphere and the supportive community here more than make up for it. Overall, living here has been such a positive experience. It’s affordable, in a great location, and offers so much more than I expected. I feel incredibly lucky to have found this place—it’s truly been a home away from home. I have attached some pictures for the reference.
