Our biggest studio at Exeter One – the Platinum Plus Studio. This room is a self-contained spacious studio with a floor to ceiling feature window measuring 23m² with a double bed, kitchenette, en-suite bathroom, study area, wardrobe and Wifi throughout.

You have a 3 working day cooling-off period.
You may cancel your contract by giving us written notice by post or e-mail. The notice must reach us by the end of the 3rd working day after the day we confirm to you that your accommodation booking is concluded and before you collect your keys for your accommodation (check-in), whichever is the sooner.
If you validly cancel during the cooling-off period, we will reimburse the security deposit fee and any pre-paid accommodation fees.
Cancellations before you have moved in:
Outside of the cooling-off period outlined above, you may request to cancel your accommodation contract in writing. A Termination of Tenancy payment of £75.00 will apply which we may deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Mansion Student, to take over your accommodation contract. Mansion Student will use reasonable endeavors to help you to find a replacement tenant but cannot guarantee that a replacement will be available. Mansion Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, we will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.
Cancellations after you have moved into the accommodation:
The cooling-off period ends once you have moved into the accommodation, even if you move into the accommodation within 3 working days of concluding your contract.

Any security deposit refund or advance rent payment refunds due to you will be paid once the replacement tenant has completed all the required documentation.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. The staff are really friendly here and have supported me with anything I’ve needed. I’d recommend staying here, especially if you want to still be pretty close to campus after leaving first year halls. My only issue was the walls being extremely thin. There was a bit of a frenzy of people reporting each other for noise that couldn’t really be helped due to the nature of the building.

The studio rooms are decent and newly renovated which is nice. It's very close to the uni and about 20 minutes from the city. The wifi is very good and the staff are nice. My biggest complaint is probably that the rooms can get quite cold. But overall, I would recommend this place.

I have been living at Exeter One Accommodation for the past 10 months, and I can confidently say that it is one of the best student accommodations in Exeter. It offers excellent value for money and is very affordable compared to many other options. What truly makes this place stand out is the amazing staff. Every member of the team is friendly, professional, and incredibly helpful. They are always approachable and respond quickly to any issues, whether it's a maintenance problem or anything related to day-to-day living. Their prompt support makes living here stress-free and comfortable. The accommodation is well-maintained, and the overall atmosphere is welcoming and safe. I have had a great experience throughout my stay, and I would highly recommend Exeter One Accommodation to any student looking for a comfortable, affordable, and supportive place to live. Thank you to the entire team for making my stay so enjoyable!

Great rooms and very kind staff who are always happy to help. Have stayed here 2 years without issue, looking forward to my third year. Only issue is the walk up the hill does make it harder to get into campus, but its not too long. Would highly recommend.
