    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

    The only con I have experienced with this facility this year is flatmates: - Whom never clean up after partying in the kitchen with their friends. - Got everyone of us in the same hallway charged around £20 for cleaning. - Told us that he "negotiated" with Advisors to lift the fine if we passed the inspection (Apparently we still have to pay the cleaning fee because he cant keep kitchen clean). - Plays Tarkov in the middle of the night and rages (Really appreciate the night guards stopped him) Personal advice: Take a picture everytime you did anything to avoid getting fined for something you didn't do, or you are definitely screwed. Really thank the staff as well for eliminating smoking behaviour in the building with fast and precise actions. Other than that, price is fair, event is nice and kitchen devices are functional.

    Living here as an international student has been a great overall experience. The accommodation is well-maintained, clean, and equipped with all the essential facilities needed for a comfortable stay. The rooms are decent in size, and the common areas are good for socialising and meeting students from different backgrounds. The location is very convenient, especially for commuting to university and accessing nearby shops, restaurants, and public transport. The staff is generally friendly and helpful, and any maintenance issues are resolved within a reasonable time. One of the best parts is the diverse community, which makes it easier to settle in as an international student and feel less homesick.

    Accommodation is always welcoming with kind staffs.All are friendly and helpful when in need. I'm so happy that i chose this Accommodation for my studies. Rooms are quiet and well litted. Would very much recommend this Accommodation to my juniors and friends and family members. They conduct lot of extra curricular activaties like bag painting, flower pot painting , candle painting, and other cultural festivals celebration like diwali and holi. Such activities are so engaging and help us feel relaxed.
