Cancellations: Risk-Free Bookings for 2026/27
Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.
Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.
Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:
You are unable to obtain a visa to enter the UK
You did not receive the required grades to attend your chosen university
You failed to achieve the grades needed to continue your studies
Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.
Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:
Your rent account must be fully up to date
Any rent owed up to your leaving date must be paid
Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.
I had a great experience staying at Nortons. The rooms were clean and equipped with everything I needed. The staff were always friendly and quick to help with any requests. The communal spaces were perfect for studying and socialising, and the location was ideal. I highly recommend this accommodation to any student looking for a great place to live!

Living at Nortons has honestly been amazing! The building itself is super modern, with large rooms and really nice communal spaces that make it feel more like a fancy hotel than student accommodation. Plus, the location is ideal—it’s close to everything, so getting to uni or just meeting friends is really easy. But what’s made the biggest difference for me is Devon, the accommodation manager. From the moment I moved in, she was so welcoming and helpful, making sure everything was sorted and that I felt at home. Anytime there’s been a problem, Devon’s been on it straight away and always goes the extra mile for everyone. It’s clear she genuinely cares about the students living here. Big shout out to Devon for making this place feel like a real home away from home!

I have loved my experience at Norton! The management is very responsive if I have any concerns. Also, my room was like brand new when I moved in! The neighborhood is also perfect location if you want to be walking distance from the city centre, but want to retreat to an area little quieter.

I had a wonderful experience staying at Norton’s student living. The rooms were clean and well kept, and the amenities such as the gym and movie theatre were lovely additions for student living and hosting guests. Reception was always friendly and proactive with listening to my needs and concerns. Similarly, maintenance was always knowledgeable and punctual with making repairs. Overall I appreciated time living at Nortons and the staff there.
