Cancellation policy

Cooling Off Period:

You have a 3 working day cooling-off period.

You may cancel your contract by giving us written notice by post or e-mail. The notice must reach us by the end of the 3rd working day after the day we confirm to you that your accommodation booking is concluded and before you collect your keys for your accommodation (check-in), whichever is the sooner.

If you validly cancel during the cooling-off period, we will reimburse the security deposit fee and any pre-paid accommodation fees.

Cancellations before you have moved in:

Outside of the cooling-off period outlined above, you may request to cancel your accommodation contract in writing. A Termination of Tenancy payment of £75.00 will apply which we may deduct from your security deposit.

You will be required to find a replacement tenant, reasonably acceptable to Mansion Student, to take over your accommodation contract. Mansion Student will use reasonable endeavors to help you to find a replacement tenant but cannot guarantee that a replacement will be available. Mansion Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied.

Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, we will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.

Cancellations after you have moved into the accommodation:

The cooling-off period ends once you have moved into the accommodation, even if you move into the accommodation within 3 working days of concluding your contract.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       A lovely student accommodation with friendly and helpful staff! Studios are luxury and modern. It is very close to Kings Building’s and close to Cameron Toll shopping center.It is far away from the center of the town however you can go to the town by bus that are very consistent.

      Goods Corner is the best student accommodation I have ever lived in. There are very neat and tidy common areas. The location is also great, with three bus stops and a large shopping mall right on the doorstep. Many thanks also to Ewa at the front dest for all the help she brought.

      Goods Corner has been the perfect student residence for me during my academic year 2021-22! Whilst I was residing there, I had a wonderfully spacious studio and I had the opportunity to interact with some of its friendliest & kindest staff members including Ewelina, Erin, Keith, Grant & Alex! At the time of booking my studio at this accommodation, I received plentiful advice from Alex, the Accommodation Manager alongside the UK Guarantor, Housing Hand. Both Grant, the former Property Services Assistant & Erin, the former Customer Service Advisor were extremely generous and helped me to get acquainted to just about everything within the accommodation during my early stages there. On a bi-weekly basis, Ewelina, the current Customer Service Advisor, often invited the student residents in the common room to participate in various fun activities, all of which aided me to de-stress from my very hectic academic workload! Amongst the plethora of competitions that Ewelina organised, I once even won a 2nd Prize in an UNO competition! At times, we used to even play Jenga together! Overall, I would wholeheartedly recommend Goods Corner to any student deciding to reside here in the near future!

      Relatively a good choice when you study in King's Building campus, it is quite close to the uni, only 5 mins on foot. The shopping centre nearby can satisfy most essential needs. Room is great overall, not too tiny, worth the price. Desk is a bit small, not quite enough for a screen monitor with other electronics. Overall recommended for KB students

      This is my second year at Goods Corner and this alone should suffice to express my comfortability, appreciation and overall satisfaction with the place. The people who work here are no cold strangers but rather friendly, resourceful efficient employees who treat you like a neighbour. The studios come with enough amenities for any student to work, cook and live well. The location is serene, ideal for studying, but still has a handy shopping centre next door. The living experience does get better if you get a studio in the upper floors.
