You have a 3 working day cooling-off period.
You may cancel your contract by giving us written notice by post or e-mail. The notice must reach us by the end of the 3rd working day after the day we confirm to you that your accommodation booking is concluded and before you collect your keys for your accommodation (check-in), whichever is the sooner.
If you validly cancel during the cooling-off period, we will reimburse the security deposit fee and any pre-paid accommodation fees.
Cancellations before you have moved in:
Outside of the cooling-off period outlined above, you may request to cancel your accommodation contract in writing. A Termination of Tenancy payment of £75.00 will apply which we may deduct from your security deposit.
You will be required to find a replacement tenant, reasonably acceptable to Mansion Student, to take over your accommodation contract. Mansion Student will use reasonable endeavors to help you to find a replacement tenant but cannot guarantee that a replacement will be available. Mansion Student will assist in finding a replacement tenant, but this will only apply when all other rooms in the property are occupied.
Please note: You remain responsible for all rent due as defined in your accommodation contract until a replacement tenant has been found for your accommodation. Once the replacement tenant has completed all the required documentation and made any payments that are due, we will process the refund of your security deposit if applicable and refund any advance rent payments that may be due to you.
Cancellations after you have moved into the accommodation:
The cooling-off period ends once you have moved into the accommodation, even if you move into the accommodation within 3 working days of concluding your contract.

Any security deposit refund or advance rent payment refunds due to you will be paid once the replacement tenant has completed all the required documentation.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I had a lovely time living in Ernest place this past year. The facilities and rooms were great and the hospitality team (Joanna and Michaela) were always friendly and welcoming. They also host events throughout the year, like an Easter egg hunt, smoothie bar and chocolate fountain! It was very affordable and the free bus pass made it easy to get to into the town centre as well. I couldn’t recommend it more :)

Since I’ve been at Ernest I’ve been able to enjoy the great features to the accommodation including the cinema room the gym and sauna. The hospitality team have been great since I’ve gotten here Michaela and Joanna, who work on reception, have been great with me since I arrived at the start of my tenancy. They try their hardest to accommodate for peoples needs. The rooms are great and the rest of the staff who work here are really friendly and nice. I’ve really enjoyed staying here during my studies I couldn’t recommend it enough :)

A very good dormitory, located on the edge of the largest Tesco in Durhren City, life is unchanging and convenient. All the facilities here are very new and have a free 24-hour gym and sauna. All the staff are very enthusiastic, patient and very good. Living here gives me a feeling of home.

My living experience here has been absolutely excellent. I was in a Premium Studio, which is decorated with a warm feel, offers enough space and has fantastic sound insulation. There are three chairs in my room, easily enough for three people to eat together. All studios come with a TV (and TV licence), and you can also connect a hard drive or laptop to play your own playlist. What's more, Luxury Studios feature a private dishwasher. The building offers an extensive range of communal areas, including plenty of tables, chairs or sofas, a bar area, dinning rooms, study rooms, gym, sauna and cinema, all of which are free of charge. Free WiFi is available throughout the building, but you'll need a VPN to access the university network. The bus stop is a short walk away, and there are no direct buses to the library, but the reception desk provides a free Arriva bus annual pass for residents. Tesco Extra is just a 1-minute walk away, which has a much wider range of products than the city centre Tesco and is slightly cheaper too. There's also McD's and KFC nearby. Every staff is incredibly friendly and welcoming, which has really made a lasting impression on me. All in all, I've loved living here and would highly recommend this accommodation.
