Cancellation policy

Once you pay your reservation fee, the amount is not refundable unless you find an eligible replacement tenant. 

If you have already signed the tenancy agreement, you'll still be responsible for the full rent unless an eligible replacement tenant is found. A £50 administration fee is also applicable.

If you're unable to study in the city booked due to rejected visa or university offer, you may be eligible to be released from the agreement. However, the reservation fee remains un-refundable. Documents below must be provided within 7 days from the date the results are published.

  • a written rejection letter from the chosen university/college or UCAS or a screenshot of the UCAS status which confirms that the required results were not achieved; 
  •  a copy of the proof of acceptance of the new university by UCAS adjustment. 

General - No Place No Pay(1st-year students only):

Before the tenancy starts, if the student is no longer able to study in the city booked due to rejected visa or university offer, we’re happy to discuss other available options, including arranging a room in another city where we have accommodation buildings or defer the whole tenancy. He/she may also be eligible to be released from the agreement.

In this case, the student can get the rent that has been paid already but the reservation fee is non-refundable. Documents below must be provided within 7 days from the date the results are published.

• a written rejection letter from the Home Office or

• a written rejection letter from the chosen university/college or UCAS or a screenshot of the UCAS status which confirms that the required results were not achieved.

Coronavirus cancellation policy - Visa application delay:

If the student cannot obtain the visa on time due to the closure of visa centres, the student can contact UNINN within 7 days for potential deferring the tenancy. We can also discuss other options available to you.

Course start date delay:

If there’s a delay, of course, students can submit the updated course start dates to UNINN within 7 days and we’ll consider deferring the tenancy to match the course or discuss other options available to you.

Travel ban:

If there’s a travel ban for the UK in the country or region where the student is, the student can contact UNINN before the tenancy start date. We’ll consider deferring the tenancy till the travel ban is lifted, or discuss other options available to you.

Early move-out:

If the student would like to check out before the tenancy ends, he/or she will still be responsible for the total rent, unless a suitable replacement tenant is found. We’ll try our best to help but it remains the responsibility of the student to find a replacement tenant. A £50 administration fee may also be applicable.

Moving out during agreement:

 You can. However, please note you are still responsible for paying the rent until you find another student to be your substitute tenant. You and your substitute tenant must inform the landlord and accomplish administration works accordingly. The administration fee is applied.

Subletting of room:

Subletting your room without our written permission is against your tenancy agreement. If you want to be released from your tenancy and you have already found a suitable replacement tenant, please come speak to us so we can make sure all the paperwork is in place. An ? 50 administration fee might be applicable.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       I’ve been living at Manor Park Court for six months, and have no complaints from my time being here. When I moved in, the studio was clean and all the appliances in my room work. The people who work in the building are friendly and helpful, and the other tenants around me are quite.

      We enjoyed staying here, the apartment was very clean and neat. The management was very friendly and provides quick service. We would like to stay here in future if we get a chance to travel again. Victoria, Sue and helen were very friendly and they are available on all time if we had issues related to cleaning or some other concerns. We enjoyed staying here.

      Safe and secure student accommodation located next to Coventry Train station. 5 minutes walk from the city centre and bus routes for Warwick University. 10 minutes walk from Coventry University. The staff are friendly and helpful.
