Very friendly staff and great touch with coffee machine/croissants in the morning. Rooms are very dated/tired looking and could do with a refresh. Great location for Chester centre!

Cancellation policy
All cancellations must be notified in writing to Property Management Company– verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from the Property Management Company. We suggest if you are unsure about exam results, receiving your visa, or other conditions on you attending University that you do not book until you are sure. If it is determined that you have no right to rent/provide misleading or false information/ withdraw from the proposed agreement or fail to meet the 15-day deadline, your £150 holding deposit will be forfeited. After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability.
We do however currently have a flexible cancellation policy in place:

Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Perfect location, large spacious rooms, lovely, polite and really helpful lady on reception too. Might need a new mattress on the bed but the rooms are really modern and spacious. Great shower as well.

Stayed here the night before my wedding in Chester in the Ascot Suite apartment. Lovely, spacious room with a panoramic view of the Racecourse, and which provided a great backdrop for the photos of myself and the Groomsmen getting ready in prior to the wedding. Separate bedroom was a good size with comfy bed for the night, and the kitchen/lounge area was very spacious which was used in the aforementioned photos. The staff on the front desk were super friendly and helpful, can't complement them enough. A great place to stay in a lovely city.
