Select the room type: Review available en-suite rooms, studios or shared apartments, along with rent and tenancy dates.
Click “Book Now”: Start the online booking application for the selected property.
Enter student details: Complete the application with the required personal and contact information.
Provide a photograph and guarantor details: Keep a head-and-shoulders photograph ready, along with the guarantor's name, email address and address, if applicable.
Pay the advance rent or holding payment: Make the payment requested during the booking process to reserve the room. The payment is credited towards the first rent instalment.
Complete the booking application: Review the booking details and submit the required information. If the student has specific accessibility needs, contact the Residents' Team as the online process may be paused for further discussion.
Review and sign the accommodation agreement: Complete the applicable tenancy agreement or licence agreement for the selected property.
Complete guarantor formalities: If paying rent by instalments using a guarantor, arrange for the guarantor to provide proof of ID and address and sign the agreement as required.
Pay the first rent instalment: Follow the payment schedule stated in the agreement. The first rental instalment must be paid before move-in.
Receive booking confirmation: Retain the booking confirmation and payment acknowledgement. For the 2026/27 academic year, some properties may have a specific agreement-signing process while regulatory changes are finalised.
Complete pre-arrival formalities: Watch the induction video and book a move-in slot when Fresh contacts the student before the tenancy starts.

Booking Process Details

The booking process is quick and straightforward, but having some information ready will help. You'll need the name, email, and address of your guarantor, a headshot photo, and a bank card for the advance rent/booking fee (ROI only)

Do I Need a Guarantor?

Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.

What is Advance Rent?

Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

How to choose the Right Room?

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. The first time I walked into Fitz and Knox I did not make a booking to view a flat. I had searched trough the website but decided to pop in to have a chat without any expectations. I was received by Lindsey, which was busy showing the building to people that had book a viewing but made time to show me a few Studio flats and common rooms of the building. It was such lovely surprise. The studio flats are very comfortable and ready to move in. Fully furnished and with top appliances. There is also good storage capacity inside the flats. Amenities are another great plus in the all-inclusive rent. There is a Sauna, Gym, Yoga and Pilates studio, spaces for laptop work, rooftops with great views of the city. They offer Yoga and Pilates classes at no extra cost which I've been loving 🧘🏽‍♀️ There is so much to explore in a building that is just a short walk away from the city centre and transport links. I really recommend this place for all that I mentioned plus the amazing residence team that can help you with anything from the leasing process to any questions you might have about living in the building.

It's been a perfect place to stay. The staff are always friendly, helpful, and quick to resolve any questions or issues. The location is excellent, with St. David's Shopping Centre and the city centre just a short walk away. Highly recommend!

by far the best place i’ve ever lived! Lindsay at reception is actually so welcoming and is quick to help with any queries. the amenities are incredible and i love having friends round to play in the “dugout” which includes a dart board, shuffle board & pool table alongside an 80” TV which we use to play music. I am so sad to move out! :’(

The location is superb, with everything you could possibly need close by, fantastic transport links, and the city centre just a short walk away. The building itself has every amenity you could think of, making it a real treat to come home to. Everything is well maintained, and the staff genuinely care about the residents. They are always friendly, professional, and quick to help, making any issues easy to resolve. Overall, this is a fantastic place to live, offering convenience, comfort, and an incredible range of amenities. I would highly recommend it to anyone looking for a home in a prime location.
