Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. To find out which properties qualify and how to get started, reach out to our team. We're happy to guide you through the booking process from start to finish.

I'm thoroughly enjoying my time here at Parham Student Village. I'm satisfied with my room and the amenities that come with the accommodation. If one comes across any maintenence issue, it is very easily dealt with through their app. I like how attentive and responsive the admin people are and I like the social events they arrange for us so we can stay connected. Everyone is friendly and cooperative here. I don't feel alone away from home.

Heidi and Ellie were the first to greet me once I moved to the UK, and they made the transition as seamless as possible. The rooms are nice and spacious, including the en-suite. Even when there are maintenance issues, the team works hard to make sure it’s resolved quickly. Overall, I’ve really enjoyed my time here.

office staff are very welcoming and happy to help and always open for a chat. Heidi and Ellie made my transition very smooth and were very reassuring (as i have moved all the way from north england), parcels are kept safely and easy to go and grab if needed straight away. security are very friendly, the area is peaceful with lots of shops nearby. the rooms are very cozy and homely, with nice views out the windows with lots of natural light coming in, plenty of storage space in rooms and appliances included in the kitchen are easily accessible and easy to use. laundry is so much easier to do with the washing machine in the kitchen which also has a tumble dry setting. honestly couldn’t be more satisfied with my stay.

I've been living in this property for a while now and it's been a convenient and comfortable experience. The location is ideal—just a short walk from ASDA, which makes daily grocery shopping effortless. It's also close to the city centre and the University of Kent, which is perfect for students or professionals. On my first day, I had an issue with a broken chair, but Heidi was incredibly responsive and had it replaced promptly. The property includes all the basic amenities you'd expect. My ensuite room is spacious, with plenty of shelves and storage for my belongings. The kitchen is well-organized with individual shelves for food storage, and there's a washing machine available for laundry, which is a big plus. Overall, it's a well-maintained and practical place to live, especially for those looking for convenience and comfort in Canterbury.

I stayed in an ensuite shared kitchen flat and was placed with three male flatmates, even though I moved in first. This made me uncomfortable, and the late-night noise and visitors affected my sleep for weeks. Even after reporting it several times, the situation didn’t improve, so I moved to a studio room for peace. I was informed the rent might be reduced from £210 to £190, then £205, but after nearly a month of waiting, it remained £210. I understand these decisions depend on higher management, but after the experience I had, even a small gesture of support would have been appreciated. A special thanks to Alice❤️, who had been on maternity leave earlier. After she returned, she fixed my student portal billing issue—something that had been unresolved for weeks in just one day. I’m really grateful for her help. And a special mention to Garry🫡 from maintenance. He has always been quick, helpful, and the first person to respond whenever there was any issue in the kitchen, room, or anywhere in the building. His support made things much easier. My advice to future students: make sure you’re comfortable with the people you’ll be sharing with before accepting a shared room. Choose what gives you peace.✌️
