<div style="text-align:justify">Sadly, no pets are allowed at the properties. Exceptions are made in the case of residents who require assistance. In that case, you need to have your service animal or assistance animal trained and registered. When prescribed by a mental health professional, emotional support animals are also allowed at the property.</div>

Can I choose where my room is in the building?

<div style="text-align:justify">Absolutely, you can always take your pick from all the rooms available at the time of your booking.</div>

Can I choose who I live with in a shared flat?

<div style="text-align:justify">If the information about the gender of the people who have already booked a shared flat is available, then your allotment will be done accordingly. On the other hand, if you would book as a group, you can go through the group booking process and avail yourself of a flat shared with your friends.</div>

Can I have overnight guests?

<div style="text-align:justify">Guests are always welcome at the property. However, since you will be sharing the space with other people, there are a few house rules that you would need to follow. The guests must not stay for a period of more than three nights in a seven-day period. All guests must be registered. We ask you to keep your guests in your room and let your flat mates know every time you check in your guests.</div>

Can I make a group booking?

<div style="text-align:justify">Yes, you can make a group booking. The first way is to go online and select the same flat on the booking portal. Alternatively, if you can, you can visit the on-site team and make your booking through them.</div>

Can I move out early?

<div style="text-align:justify">You can move out whenever you want. Having said that, if you have signed a minimum tenancy agreement with the property, you will be asked to pay rent until your agreement expires.</div>

Can I share my room with my partner?

<div style="text-align:justify">If you and your partner are both students, then you can simply make your booking at any one of the dual residency studios and en-suites. However, if they are not a student, you will have to talk to the on-site team for further assistance.</div>

<div style="text-align:justify">No, smoking is not allowed inside the accommodation. However, you can still find designated smoking areas outside, where you can smoke whenever you want.</div>

Can I store my stuff with you over the holidays?

Can I sublet my room to someone else?

<div style="text-align:justify">Unfortunately, that is not an option. If you do need to move out, you can always talk to the on-site team and they can advise you on finding a replacement.</div>

Do I have to be home by a certain time each night?

iQ Water Lane Apartments, Bristol cancellation policy

After 31st July, students won’t be able to cancel their bookings unless their reason falls within our cancellation policy.

A booking can be cancelled up to and including 31st July of the year when the student was due to move in. The booking fee is non-refundable.

After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:

1.Their UK Visa application has been denied

2. They have failed to obtain the required qualifications to get into their university of choice

3. Extenuating circumstances e.g.: ill-health, family circumstances

Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.

Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.

Is the Student Accommodation site secure?

The physical safety and psychological security of the students is taken care of at the property. This is done through the use of CCTV cameras, on-site security staff and on-site teams available around the clock, 365 days a year. Secure door entry is also employed at the entrance to the property. This can only be breached if you physically open the door for someone. That is why we suggest you take special care to not allow people to tailgate you.

Can I book if I'm under 18?

The property does not accept guardianship of the students under the age of 18.

Can I bring a TV?

The short answer is yes, as long as you meet all the prerequisites. This means that before you bring a TV, you must know whether your room has a TV point. Your TV should not be larger than 21 inches and should be able to free-stand as wall-mounted TVs are not allowed. The property provides TVs and TV licenses in the communal areas but if you want a TV in your own room, you will have to arrange for a license yourself. If you have any more questions, you can check in with the on-site team.

Can I bring my bike?

Yes, most sites feature dedicated bike storage areas. As long as you are a resident at the property, have registered your bike and obtained a bike tag, you will be able to bring and store your bikes at the property.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I’m currently staying here and I couldn’t be more happier, the site a fairly quiet another than the odd siren noises. The room is spacious yet cosy, lots of storage even under the bed which very convenient. The staff are very friendly and kind, they are always smiling and are always available during the time frame stated they will be on site. Parcels are easy to get delivered and collect from reception. One of the receptionists (Nimrah) has helped me more than I can ask for she has made be feel comfortable and made sure to check in on me and always has a conversation about my day and everything in general and I appreciate that as I have struggled with socialising and making new friends. Definitely recommend. (Also all the events have been bonus as they were fun and I was able to socialise and make friends within the building)

The site team is extremely welcoming and helpful. Beth and Izzie are absolute legends! I would highly recommend this place for students - the building is very quiet, and the social spaces have a great vibe, especially the dining room, which is perfect for parties with friends.

No exaggeration its the best place i ever stayed at. The room might be a bit pricey, but every single penny was 100% worth it. I felt safe, comfortable, and genuinely at home the entire time here. Iconic lovely team at reception very helpful ❤️ + friendliest security guards at night ever 🫶 they’re absolute legends. Shout out to Beth! I’ve never met a manager so kind, helpful, and on top of everything she genuinely cares, and it shows in everything she does!! It’s my last year here and I’m honestly heartbroken to leave. I’m going to miss this place so much the people, the vibes, and of course, my beloved room 🤣❤️ Thank you for everything team ur the best ❤️
