    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel before the start of the licence period, you will be entitled to a full refund of the Advance Rent. If you decide to cancel after the start of your licence period, then you will be held to the terms of your licence agreement.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

    Good student accommodation. BTW the lobby doesn't look anything like these pictures there is no sofa, post box's, hot water, signs or that much notices. Its pretty plane all orange and grey. (I've put a sneaky picture). All those things would of been nice. The location is lovely has an old church opposite and street with trees covered in fairy lights. So close to the centre so everything is there and only takes half an hour to get to UWE. The building is ok they are slowly updating all the flats from bottom to top and unfortunately I'm at the very top so its a little dated but maintenance is amazing! If something is wrong they're on it! The downside is in my room one wall is only a stud wall between the next flat room so I can hear everything in there and they like to go on tiktok till 2am (that's on their phone its probably not on full so it tells you how much you can hear). The other side is fine tho cant hear a thing from them which is strange. That definitely need sorting. There is no lift, no cleaner and no building common room. There is a huge size difference on the top floor, its a lot smaller but for student living the rooms are still big than other places! I feel like there is a lot more the staff could do to organise events and things for the students. There's been a couple pizzas by reception that's about it. The events they did just around Christmas all got cancelled last minute. Since then there's been nothing really. Overall its good accommodation I do like it everyone is friendly, its safe and good location just small things could change. :)

    Had a comfortable stay with good accommodation and a convenient location. There were plenty of stores, cafés, and useful amenities nearby, which made everything easy and accessible. Overall, a pleasant and convenient experience.

    Before moving into transom house for my first year at uni I was dreading it after reading some of the older reviews but I have honestly had the best year living in the building. The “standard” bedrooms are huge: with a big window, massive desk and a decent sized bed aswell as loads of storage and floor space. The shared kitchens are big compared to some of the other UWE accommodation kitchens and the shared showers are also pretty large. Don’t expect 5* decoration and modern facilities but it definitely does the job. The location is perfect and the staff are all so lovely and helpful, theirs is pretty much 24/7 desk service so you can always collect your delivery’s. It can be noisy because of how thin the walls are and as it’s on the Main Street so bring earplugs. Maintenance issues are fixed fast if they’re serious. Only complaint that that I wish there was more washing machines.
