Cancellation policy
Cancellations: Risk-Free Bookings for 2026/27
Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.
Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.
Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:
- You are unable to obtain a visa to enter the UK
- You did not receive the required grades to attend your chosen university
- You failed to achieve the grades needed to continue your studies
Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.
Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:
- Your rent account must be fully up to date
- Any rent owed up to your leaving date must be paid
Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

Do I Need a Guarantor?
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I highly recommend this accommodation! It’s brand new (opened in 2025), so all the facilities are modern and new. I’ve been living here for three months and am very satisfied. The best parts: •Community: They organize multiple events every month with free food like burgers and bubble tea! •Staff: The team is incredibly friendly, they always greet you with a smile. If there's ever an issue with the facilities, they fix it immediately. •Safety & Service: The 24-hour reception makes me feel very safe, and they are super helpful with collecting parcels. •Room Comfort: The heating is great, and the room is always warm enough. Soundproofing is solid-I rarely hear my neighbors unless someone is talking loudly in the corridor. Plus, the windows can be opened for fresh air. •Room Details: I’m in a studio. It comes with a combi microwave-oven and an under-counter fridge. The kitchen space is compact but perfectly sufficient for one person. We had a small issue with hot water for one day right at the start, but aside from that, the hot water supply has been very stable every day. With the University of Bristol opening its new campus nearby next year, I definitely suggest new students consider this place!
