After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I’ve had an amazing experience living at iQ Brighton! The staff are friendly, responsive, and always happy to help, making the place feel safe and welcoming. My room was comfortable with great storage, fast WiFi, and nice views, and the location is perfect for easy access to campus and the city center.

It was a wonderful and rewarding journey, which will become a memory soon for me. thanks to this feeling. It is worth mentioning that the warmth and friendliness of the receptionist, Ms Meg, is the presence that what makes the IQ Brighton even more perfect. As you will always have moments to take parcels and borrow hoovers, that kind of natural attitude is the most direct way to put you in a good mood! I’ve lived here for the past two years during university, and it has truly felt like a home away from home. The facilities are great, the location is convenient, and the overall atmosphere is welcoming. But what really makes this place special is the people—especially Georgia and David at reception. They are absolute sweethearts, always going above and beyond to help with anything you need. Whether it’s sorting out maintenance requests, handling deliveries, or just having a friendly chat after a long day, they make such a difference in the experience of living here. Their kindness and warmth have made my time here so much better, and I can’t thank them enough! If you’re looking for student accommodation where you’ll be well looked after, I’d definitely recommend this place.

I really had a great and safe time staying in IQ, the building has great amenities and it’s situated well in Brighton, so you won’t be far either from the city center or universities. The reception and workers are amazing, thanks for all of them for being so kind and helpful with anything you ask for. The only thing that it might need is a bit of regular maintenance in some places especially common areas as it’s always being used by multiple people. Otherwise I would recommend it to any student looking for warm and cosy place to stay.
