Horton House, Bradford cancellation policy
4.1 Cancellation during the cooling off period(s)
- Where you have booked your Accommodation prior to 1 st August the cooling off period if 7 days.
- Where you have booked your Accommodation after (and including) 1 st August the cooling off period is
- 24 hours.
- If you cancel your tenancy after 24 hours of signing, then Cloud Student Homes reserves the right to retain your deposit (or partial deposit) in lieu of expenses occurred.
Where you are wanting to discuss a cancellation, you will need to contact your Accommodation Team
directly.
4.2 Cancellations after the cooling off period(s)
- Where you are outside of the cooling off period (as above), you a required to provide an alternate tenant in order to take over your tenancy agreement and liability.
- You are liable for the full term of the rent until the alternate tenant passes the colling off period (as above).
Where you are wanting to discuss a tenancy takeover, you will need to contact your Accommodation Team
directly.
4.3 Cancellations after you have moved into the accommodation
- You will need to contact your Accommodation Team directly to notify them of your intentions to leave.
- You will need to find a replacement tenant to takeover over the remainder of your agreement (as per above section).
- The replacement tenancy must have equal to or greater tenancy total (£).
- Where there is a difference in rent, you will be liable for this.
- A professional clean is required and will be deducted from your deposit.
It is your responsibility to provide an alternate tenant (as per Section 4.3), however where available the
Accommodation Team will be able to assist you with any enquiries that come directly to Cloud (this is subject
to the occupancy level of the property and does not reduce your responsibility).
The Accommodation Team will contact you directly if they find an alternative tenant and advise of any
difference in rent or marketing/commission payments that you may be liable to continue with the takeover.
We would advise contacting our Accommodation Team as soon as you intend to find a replacement so that
they can support you in the best way.
4.4 Cancellations by Cloud Student Homes or the Landlord
- Where unsigned your agreement will be cancelled when expired.
- Where your landlord or Cloud Student Homes is not able to offer your accommodation, we will be in touch with reasons why, offer and alternative, or where an alternative cannot be provided a cancellation will be applied whereby all monies paid to Cloud will be refunded.
4.5 First-year students who do not get a place at university: “No Place, No Stay”
- Applicable for First Year students only
- Where a university place has been ‘rejected’ a written copy of the rejection letter will need to be sent to your Accommodation Team within 5 calendar days of being received
- This does not apply where a resident has withdrawn their own application

- If your Visa has been refused, then you will need to contact your accommodation team within 5 days of the refusal with the evidence of the refusal for your cancellation to be processed and deposit refunded.

I've really enjoyed my time living at Horton House. It's a safe, clean, and comfortable place to live, and the staff have always been kind and helpful whenever I've needed anything. A special thank you to the manager for always making sure everything runs smoothly and for creating such a welcoming environment. I'd also like to mention Hemant, the new receptionist, who has made a great first impression. He's always polite, approachable, and willing to help with any questions or concerns. His positive attitude and professionalism make residents feel valued and welcome. Living here has been a great experience, and I'm grateful for all the support I've received during my stay. I'd definitely recommend Horton House to any student looking for accommodation with a genuinely caring and supportive team. Thank you all for making my time here so enjoyable.

Had quite a warm reception by the staff especially Hemant. He was very diligent in ensuring all welcoming tasks were done for me as new resident. I felt at home immediately because I knew everything that l needed to know from day one. Even when I had issues with my direct debit, he fixed it in just few seconds while apologising for the convenience that it caused me. Great Horton indeed and persons like Hemant makes it great.

Excellent accommodation with spacious kitchen. Fair price and they can constantly adjust the tenancy to fit your need, so they are friendly and understanding. They also plan to address mental health and support their tenants. Good management and staffs, tenants needs are their top priorities. The cutest thing is the quizzes they have and the prizes. Very nice.

I recently moved into this accommodation, and my experience has been very good so far. The staff members are professional, friendly, and always ready to help whenever I have any doubts or issues. Their support has made my stay comfortable and stress-free. I would especially like to mention Hemant Gupta for his exceptional support and kindness. He is very approachable, patient, and always available whenever I need assistance. I truly appreciate his positive attitude, professionalism, and dedication towards helping residents.
