Cancellation policy

RESERVATIONS MADE PRIOR TO 01st August 2024

14 Day Cooling-off Period 

You can cancel your booking by sending an email directly to the accommodation team within 14  days of signing your tenancy agreement. Should you decide to cancel your reservation within these  14 days you will receive a full refund of the deposit amount paid.  

If you decide to cancel your reservation after the 14-day cooling-off period, and should any of the following events occur; the below process will come into effect.  

• Your UK Visa application has been denied  

• You have failed to obtain the required qualifications to get into your first University of  choice 

• You have failed to pass the relevant English Language course required for University • Deferment of your University place 

If you secure your accommodation and then if for any of the reasons stated above are no longer able to attend your chosen higher education, official written evidence from the relevant University and/or UCAS and/or VISA authorities/embassy must be sent directly to the accommodation team within 5 calendar days of you receiving notification of the decision.  

If sufficient evidence is provided and accepted by the accommodation team, you will be eligible to cancel your tenancy agreement without obligation and the full deposit will be returned.  

• Government Travel restrictions to the UK prevent you from travelling 

If you secure your accommodation and Government travel restrictions prevent you from traveling to the UK to enroll in your course at University, official written evidence from the chosen higher education provider confirming that you have cancelled your studies and will not be enrolled at the  University for 21/22 academic year must be sent to the accommodation team prior to your tenancy start date. Once sufficient evidence is provided, you will be eligible to cancel your tenancy agreement and a full deposit returned to you.  

You may request that the start date of your tenancy be deferred to the first day of the month in which the restrictions are lifted and you are able to travel to the UK. Your request will need to be submitted to the accommodation team prior to the tenancy start date. Once sufficient evidence is provided to the accommodation team we will amend your tenancy start date and send you confirmation of this.  

• Change your mind 

• Booked alternative accommodation  

If you do not wish to reside with us at Allied Student Accommodation for any of the above reasons,  you will be required to find a replacement tenant to take over the remaining term of your tenancy.  The replacement tenant must be a student. The replacement tenant must sign the tenancy 

agreement for the entire length of the tenancy. A deposit will also be payable. If a replacement tenant is found and deemed suitable by the accommodation team you will be released from your contractual agreement and Allied Student Accommodation will return your deposit in full.  

Please note that should any accommodation fees remain outstanding or any damage has occurred to the property your deposit will be retained until any charges payable are settled.  

For bookings made on or after the 01st August 2021:  

For reservations made on or after 01st August 2021, your cooling-off period will reduce to 48 hours only from making your reservation. Should you decide to cancel your booking within 48 hours, a full refund of your deposit will be made. Should you wish to cancel after 48 hours the above policy may apply depending on personal circumstances. A loss of deposit may occur.  

Illness:  

Should you decide to leave the accommodation due to illness, this will be assessed on an individual case by case basis. You must notify the accommodation team as soon as possible regarding illness.  The request must be made in writing directly to the accommodation team with any supporting medical documentation as requested. Should a tenancy release not be granted, you will be responsible for finding a replacement tenancy takeover for the remaining duration of your tenancy.  If we grant a release of contract, you will receive a refund of your deposit should the accommodation be left in satisfactory condition and no arrears are outstanding on your account.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront.       Superb accommodation for a student plus it is nice and quiet. The rooms are spacious and modern. The staff is very welcoming and helpful. Personally really happy with the place and is within walking distance to nearby supermarkets. It is also very close to broad street, cinemas and the gym. It only takes a few minutes to get to the city centre. I would highly recommend it to other students or international students who are new to the area.

      It is an excellent place to live, safe and central in its location. I had some small issues with the number of fire alarms and also prolonged repairs of Windows. I am aware of events and socials that occur; however, I am quite private, but these are well-reviewed by others and must be mentioned. The staff has been amicable and helpful whenever I have talked to them. I admire them heavily for their kind and consistent service. As a whole, it is a great place to live if you like a private university experience and do not want to share kitchens, toilets and recreational spaces.

      I’ve lived here for a year now and it’s the most convenient location, everything a student needs is within walking distance. A safe and quiet area as well. Very friendly and considerate staff, especially Daniel at the reception (really cool and friendly guy). The room is spacious and perfect for a student. It’s a clean building also. The Pavilion is like home away from home.

      A clean and modern student accommodation, with all rooms being studio flats with lots of space and storage. The staff, especially Daniel who you see most often on reception, are friendly and always helpful with anything you could need. Good location with being close to campuses, corner shops, Bullring and more. A quiet accommodation which is never too noisy, with shared communal rooms for socialisation for all residents as well as their friends outside of accommodation. Lived here for over a year now, staying for the first 2 years of my course. Couldn’t recommend enough!

      I stayed at The Pavilion for 2 years and it was a very pleasant experience overall. I was on the inside of the building and couldn't hear any noise from the road at all. The common area could use a little work, it's a little basic compared to other places but it does the job. It's a shame the vending machine is so expensive though! £2.40 for noodles? Its a lot but there are some really big shops within a 15 minute walk. The room itself was cozy. I filled it with plants and made it my own. The kitchen area is nice but the sink is a little on the small side.. but it does come with a full-sized oven which was wonderful to cook big meals in. The bathroom is lovely. Great water pressure from the shower and the general look of the room is modern. Dan, the man who works down in reception became a friend over the 2 years. He is very attentive and very good at his job and I think its him I will miss the most. Give that man a promotion! Internet! The WiFi isn't amazing but the wired connection is brilliant. As someone who uses discord a lot I never had issues with speed, but occasionally the network would drop but would be quickly back up. The biggest downside for me was sometimes I felt upper management was a little unprofessional, especially in emails. Using different sized font and bold to make your point was a little aggressive, and I almost gave this 4 stars because of that but due to how pleasant my 2 years were (again, Dan is a legend) you get a 5! Overall, I had a great time and I'd recommend this to anyone who is looking for a private place to stay that is still affordable and close to the city center.
