After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I love the accommodation very spacious, with tall walls and big windows. The staff is really friendly especially Stuart. I would just love to add that I currently live in the studios and the housekeeper, Anthea, has always made sure the environment is clean and she’s been a blessing around. Always happy and friendly, making sure to put a smile on your face. Honestly, all the staff have been very friendly and accommodating therefore I would recommend this accommodation to any student.

I’ve had a great experience at IQ Student Accommodation. Everything is modern, clean, and well maintained, and my room is comfortable for both studying and relaxing. The staff are friendly and helpful, and any issues are dealt with quickly. The location is really convenient with good transport links and nearby shops, and the communal areas make it easy to meet other students. Overall, it is a comfortable and welcoming place to live.

My home away from home in Birmingham I’ve been living at Studio 51 iQ for several months as an international postgraduate student at Aston University, and I genuinely couldn’t have chosen a better place to call home during my studies. The location is absolutely unbeatable — just minutes from the city centre, Navigation Street, and New Street Station, which makes commuting to university and exploring Birmingham incredibly convenient. What I love most is how the space is designed with students in mind. The studio is compact but incredibly well-thought-out — everything you need is right there, from a fully equipped kitchen to a comfortable study area. As someone who spends long hours working on assignments and dissertations, having a quiet, comfortable space to focus has made a real difference to my academic performance. Living here has genuinely reduced the stress of moving to a new country. I came to Birmingham not knowing anyone, and iQ made that transition so much smoother. I’d recommend Studio 51 iQ to any student looking for modern, comfortable, and convenient accommodation in Birmingham — it’s worth every penny.

I stayed at IQ Studios Birmingham and had a great experience. The staff were friendly and quick to help with any issues. My studio was modern, clean, and came furnished which made moving in easy. The location is perfect for uni - close to campus and the city centre. Bills included made budgeting simple. Would recommend to other students.
