After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. overall alright experience. my first day was probably the worst, turned up to a filthy flat, had to stand around for hours as they called cleaners to clean it up, would have assumed over the summer it would’ve been cleaned. since then, not had any issues with the flat, everything works, staff are nice and genuinely enjoyed my stay. would have liked for there to be an oven, rather than a microwave-grill as i couldn’t make anything in there.

After living at IQ Studios 51 for a year, I can confidently say my experience wouldn’t have been as great without Dee (Darnai Skerritt)! She always remembered everything about me, even when it came to my parcels. Dee has been incredibly helpful throughout the entire year—truly the best staff member ever. Whenever I had a problem, she resolved it right away. Thank you so much, Dee!

The staff are ALL so caring and always make you feel welcome as soon as you go into/past reception. They are extremely attentive, especially when you come to them with an issue. I have been here two years now and am so pleased with my studio (don’t want to have to leave after final year)!! Comparatively, the space you get for the amount of rent is amazing in contrast to any other studio option in the city centre (the windows and ceiling height is gorgeous also)! The location/proximity is also ideal for Aston AND BCU students, which is great if you want to come back quickly for lunch or if you’re running late getting to a lecture. Dual occupancy is also super easy at no extra cost and there is surplus space for two!! I would highly recommend living in iQ Studios, I’ve loved it :) - Studio103

Staying here has been really great! The staff is extremely helpful. They tend to resolve every issue asap, whether it be your bathroom leakage or some problem with your windows, typically the same day or the next day after you put a complaint. Moreover, they organize free food and drinks for students on various occasions, for eg. On Diwali they made Samosa, Jalebi and Chatni along with Pepsi and other drinks. On Halloween, they decorated the reception and common areas with a Halloween theme. The games room is also well designed with seating areas, pool table and ping pong, offering a common place to connect with people. They have a beautiful study area as well which is open 24/7 for the students residing in IQ Studios 51 and IQ Penworks (which is adjacent to IQ studios). Penworks and Studios share the same reception area and common study room and games room. It is close to the city centre and Tesco is just a 1-minute walk, however, going to Aldi will require a 10-15 min walk. It's close to Aston University and BCU, and it takes me 20 mins from bus to the University of Birmingham (yes I'm from the UoB). My personal experience so far has been amazing. I'd highly recommend this place for your stay during studies if you are a student of Aston University or BCU.
