After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. I’ve been living in this accommodation for almost 6 months. I’ve had a really good experience here so far. The IQ staff are really friendly and approachable. The location of the accommodation is in the heart of Birmingham which means all the resources needed for every student is received without any hurdle. Overall I’ve really enjoyed my stay during my term here 😊

I've lived here for six months now. The location is very convenient, there are several supermarkets nearby, a train station is a 3 min walk away, and a bus stop is a 30 sec walk🥹The accommodation itself is reasonably priced, maintenance is quick, and while there have been occasional fire alarms, they are tolerable. It's worth mentioning that the customer service is outstanding, team members they frequently organize various events that make me feel right at home ❤️

Living here has been such a wonderful experience. The accommodation is very family-friendly, my family visits me every weekend, and sometimes my cousin stays with me too. The environment is welcoming and comfortable, making it feel just like home. I really appreciate how great and accommodating everyone is here. Honestly the best accommodation for international students in Birmingham! The staff are super friendly and always ready to help — especially Syed, he’s really supportive and makes everything so easy. I actually came here because a friend recommended it to me, and it’s been such a good decision. The location is amazing too — really close to the city centre and Broad Street. Definitely recommend it to any student looking for a comfortable and welcoming place to stay!
