The standard ensuite is a modern and spacious room with plenty of integrated storage and a study area. Each room is fully furnished to include a small double bed and mattress, wardrobe, shelving, study desk with integrated magnetic whiteboard and chair, USB ports and adjustable lighting by the bed, coat hook, mirror and additional built-in storage under each bed. Each room is en-suite and includes (WC, shower, sink, demister mirror, accessories). Standard rooms are located in cluster size apartments with some rooms offering courtyard views and kitchen balcony. All rooms have floor to ceiling glazing providing lots of natural daylight. These rooms sell out fast!

Classic En Suite

The classic ensuite room offers all the same features as the standard ensuite but with additional features. Some rooms are located within smaller cluster size apartments or on upper floors offering better views. Spacious, well-lit rooms with floor to ceiling glazing providing lots of natural daylight. These rooms also sell out fast!

Premium En Suite

The premium ensuite rooms offer all the same modern features as the classic ensuite but are located within smaller cluster size apartments or upper floors these rooms offer all the usual features but with great views. Several premium rooms offer students enhanced features (including rain head shower and demister bathroom mirror). All rooms are spacious, well-lit with floor to ceiling glazing providing lots of natural daylight.

Deluxe En Suite

The deluxe ensuite room is fully furnished to include all the modern features of the premium ensuite room. There are a limited number of these rooms available and they come in either a larger size or in a smaller cluster size apartments on the upper floors with spectacular views of the Dublin skyline. A select number of deluxe ensuites offer students enhanced features including (rain head shower and demister bathroom mirror). All rooms are spacious, well-lit with floor to ceiling glazing providing lots of natural daylight.

Penthouse En Suite

The penthouse ensuite room is the best we have. Located on the penthouse level with floor to ceiling glazing providing spectacular panoramic views of the Dublin skyline and access to your own private roof terrace. A large sized room offering students plenty of extra room and floor space and fully furnished to include all the same modern features as the other room types. All rooms are spacious, well-lit with floor to ceiling glazing providing lots of natural daylight. There are only a limited number of these spectacular rooms on offer so if you want to live on the top floor, book now!

Classic Studio

The Classic Studio is a self-contained and fully furnished studio apartment. Each studio is fully furnished to include: 4ft 6 double bed and mattress, study desk with integrated magnetic whiteboard and study chair, wardrobe, shelving and integrated storage spaces including additional built-in storage under each bed, coat hook, mirror, USB ports and adjustable lighting by the bed, plus a flat screen smart TV. The kitchen area is equipped with ceramic hob, oven, dishwasher, microwave, fridge/freezer and dining area. Each studio has its own modern en-suite bathroom with shower, washbasin, demister mirror, towel rail and WC. A delightful, spacious area with floor to ceiling glazing providing lots of natural daylight.

Premium Studio

Our premium studios are even larger! These studios come with rain head showers and a double wardrobe. The premium studio is designed to provide a separated sleeping and study area to give the feel of a one bedroom apartment. A spacious area with floor to ceiling glazing providing lots of natural daylight. These studios sell out fast!

Deluxe Studio

The deluxe studio is the best we have, offering a luxurious and spacious living experience. It also comes equipped with rain head showers, double wardrobe and courtyard views. Each deluxe studio offers a separated sleeping and living area to give the feel of a large one bedroom apartment. The best studios in the residence, these rooms have floor to ceiling glazing providing lots of natural daylight. There are a limited number so booking early is advised!

Cancellation policy

Bookings made prior to 1 May  2022

If you sign your Tenancy Agreement prior to 1 May 2022 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 May 2022. Once we receive such a notice, we will confirm receipt, cancel your Tenancy Agreement, and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made on or after 1 May 2022

If you sign your Tenancy Agreement on or after 1 May 2022, unless the tenancy agreement has already commenced and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made for Semester 2 or 3 starting after the 1 January 2022

If you sign a Tenancy Agreement for a semester booking you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the property, with no penalty up until 8 weeks before the start of your agreement. Once we receive such a notice, we will confirm receipt, cancel your Tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payment of Rent you may have made.

Unless the Tenancy Agreement has already commenced and if you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the "Cooling-off Period"). During the cancellation period, you may cancel your Tenancy, by giving notice in writing or by e-mail to the residence Manager at the property, Once we receive such a notice, we will confirm receipt, cancel your Tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payment of Rent you may have made.

Cancelling outside the Cooling-Off Period

Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.

Cancelling as you do not receive your visa

If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

  1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
  2. You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.

  • One less worry if you don’t receive your offer

    If you are not successful in obtaining your place at your chosen university, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement provided the following criteria are met:
    1. You submit your request to cancel, in writing or by e-mail to the residence manager at the property, before 22nd August 2025; and
    2. You provide the manager with a copy of your rejection letter from the University or UCAS.
    Once we have your request, we will confirm receipt and refund your Advance Rent Payment of £250.00, together with any other rent payments you may have made.

    Unless the context otherwise requires, words and expressions defined in your Assured Shorthold Tenancy Agreement shall have the same meanings in this cancellation policy.
    Unless the tenancy agreement has already commenced and you have not collected the keys to your room, you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2025/26 Academic Year (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payments of rent you may have made.

  • Bookings made for Semester 2 or 3 starting after the 1 January 2025
