Ardee Point is a really nice accommodation, one of the best in Dublin in my opinion. I met incredible people while living here. Very convenient location, close to city centre and all the shops. Would 100%recommend.

Cancellation policy
Cancellations: Risk-Free Bookings for 2026/27
Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.
Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.
Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:
You are unable to obtain a visa to enter the UK
You did not receive the required grades to attend your chosen university
You failed to achieve the grades needed to continue your studies
Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.
Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:
Your rent account must be fully up to date
Any rent owed up to your leaving date must be paid
Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

Booking Process Details
The booking process is quick and straightforward, but having some information ready will help. You'll need the name, email, and address of your guarantor, a headshot photo, and a bank card for the advance rent/booking fee (ROI only)
Do I Need a Guarantor?
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

As a French student coming to Dublin for a six-month exchange, this place suits me perfectly. The residence is very well located, which makes it easy to access the city and enjoy everything Dublin has to offer. The facilities are modern, clean, and well-maintained, creating a comfortable and safe environment for students. Everything is designed to make student life easier and more enjoyable. I also really appreciate the atmosphere here and the team. It’s a great place to meet other international students, which makes the experience even more enriching.

Ardee point is a great place to live. Location wise, its close enough to many amenities and has great transport links to and beyond the city centre. Some of the amenities like the private dining and cinema have been well put to use by me and my friends to take a break from academic life, The current accommodation team are really friendly and supportive and try their best to resolve any issue you bring along. I would say the resident app could be better as you can't really book amenities through it ( e.g the private dining or cinema ) .
