    Get in touch and tell us straight away. How much we can help will depend on the timing and the circumstances of your cancellation.
    Licence Agreements are legally binding, so once you have signed and returned your contract, you're required to pay your rent. If (under special circumstances only) you need to withdraw from the Licence Agreement, we'll try to find a replacement Licensee for your room, but we can't guarantee we'll be able to. If a new Licensee is found, then we can release you from your licence, but there will be a re-licence fee*. If you require a copy of the re-licence terms and conditions, please get in touch with us.

    Once you have paid your Advance Rent and you have been allocated a room, then, should you decide to cancel, the amount is equal to the lesser of
    (i) the Advance Rent and
    (ii) the amount equivalent to one week’s Licence Fee is non-refundable.
     If you have paid the Advance Rent and the licence agreement has been accepted by both parties, then you will be held to the terms of the licence until a replacement licensee is found.

    Once signed, you're legally bound to pay rent. If cancelling, we try to find a replacement licensee, with a re-licence fee applicable.

     You're committed to full rent unless a replacement is found. Refunds for unused rent are given once the new licensee's booking is confirmed.

    If you want to pay your rent in instalments, we accept both UK and International guarantors. This is someone willing to sign a contract saying they’ll pay your rent if you fail to do so. Your guarantor cannot be another student or the government. In the circumstances where you do not have a guarantor, you can register with Housing Hand, who will act as a guarantor, subject to meeting their terms and conditions.
    Alternatively, you will need to pay your rent for the whole Licence Agreement/AST in advance.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I really enjoy this studio. The room is quite big and spacious. You will not feel trapped in this room. The ceiling is relatively high. My keyboard even fits perfectly here. The kitchen is a good size. You will enjoy cooking for yourself in this space. Hot water all year long! You will love it during the winter. Everything will fit, there are a lot of shelves and draw. I will say this is the best location to live in York. 5 mins walk to town. 10 mins walk to Morrison and Waitrose. 25 mins walk to the University of York’s Library and about 20 mins walk to the train station. It is not too crowded with tourists but lively enough for you not to feel lonely. A ton of good restaurants on the street. No more hangry baby! The staffs here are the best part about this place. They are really helpful and treat you like their friends and family. They are here 24 hours, and if you need some fixing, they are pretty fast at getting it done for you. I lived here for a years and really love the place.

    Very nice accommodation to stay at in a great location in York. As a first year student new to York, I would recommend Student Castle as it is in the city and has lots of great things nearby. The staff are very friendly and accommodating and there to help with any needs. I am very satisfied with my room (see images) and would happily stay here again next year :)

    We had a lovely visit down to the university on the weekend came to check my daughter in, was pleasantly welcomed by the security guard on the weekend who showed us around the accommodation and helped with all our luggage to our room. Even gave my daughter a brief tour refresher and went above and beyond. We look forward to my daughter being apart of such a lovely environment! Again could not be thankful enough for the efforts the security had provided and information he gave just a shame I didn’t catch his name!

    We had such a lovely stay, great value for money! We stayed here for three nights. Really friendly and helpful staff, we would definitely love to come back and recommed this to any students visiting York, even If it's a shorter stay like ours, because they do offer that as well! The room was in great condition, the only thing we thought was a bit weird was that there was only cutlery and plates for one person, even though we made the booking for two. Also there wasn't any baking parchment, so in case you want to cook your own food it's good to buy those kind of supplies yourself.

    Hands down the best student accommodation I’ve ever lived in! I’ve stayed in five different student accommodations around the UK, and even though this one is the most expensive, it’s 100% worth it. You really do get what you pay for. The facilities are great, everything’s well looked after, always clean, and it genuinely feels like a home away from home. Also a special shoutout to Oreo, the residential cat, who is the cutest and just makes living here even better 🥹 All the staff are so lovely and amazing at what they do, they’re always helpful and make you feel really welcome. The location is perfect too, super close to the town centre and right near Lidl, Morrisons and B&M, which makes life so much easier. If you’re looking at accommodation in York, I honestly couldn’t recommend this place more!
