Cancellation policy

  • Cancellation Policy - England & Wales 2026/27

    Unless the tenancy agreement has already commenced and you have not collected the keys to your room, you may cancel your tenancy, by giving notice in writing or by e-mail to the manager at the property, at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2026/27 Academic Year or Semester (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your tenancy, and will refund your Advance Rent Payment, together with any other payments of rent you may have made.

    Unless the tenancy agreement has already commenced and if you have not collected your key, you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2026/27 Academic Year or Semester (the "Cooling-off Period"). During the cancellation period, you may cancel your tenancy by giving notice in writing or by e-mail to the manager at the property. Once we receive such a notice, we will confirm receipt, cancel your tenancy, and will refund your advance rent payment, together with any other payment of rent you may have made.

    Outside the cooling-off period, you may request to cancel your tenancy by notice in writing or by e-mail to the manager at the property. However, you will remain liable for the rent payable under the tenancy agreement until a suitable replacement tenant has been found.

    If you are not successfully awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement, provided the following criteria are met:

    1. You submit your request to cancel, in writing or by e-mail, to the manager at the property, within 3 days of your visa rejection letter: and
    2. You provide the manager with a copy of your rejection letter from the embassy or visa office.

    If your tenancy has commenced, you will remain liable for the rent payable under the tenancy agreement until receipt of the above.

    If you are not successful in obtaining your place at your chosen university, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement, provided the following criteria are met:

    1. You submit your request to cancel, in writing or by e-mai,l to the manager at the property, before 22nd August 2026; and
    2. You provide the manager with a copy of your rejection letter from the University or UCAS.

    Once we have your request, we will confirm receipt and refund your advance rent payment, together with any other rent payments you may have made.

  • Anti-Money Laundering (AML) Checks

    All bookings are subject to Anti-Money Laundering (AML) checks in accordance with relevant UK regulations. If a booking fails these checks, we reserve the right to cancel the booking and refund any payments made.

Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.     I have recently moved into crown place student accommodation, and to be fair, I am just really pleased with it so far. The staff have been incredible from the start, really friendly, welcoming, and always keen to help, which made it easier for me to settle in. The accommodation is just immaculate , so modern, and in great condition. The social areas are a huge highlight for me. The sky lounge is great for a place to relax and there are plenty of study rooms, the arcade and games area are great for a good social life, and the table tennis area is a great spot to unwind and meet new people. The terrace is also a great place to relax and unwind, especially on nice days. It feels like a really nurturing and enjoyable place to live, and I'm happy I decided to stay here.

    I recently had the pleasure of checking out The Crown Place accom with my friend, and I must say, it's an absolute gem!The 32-floor building is impressive, and the amenities are top-notch. I was blown away by the arcade, study area, yoga and gym facilities, bike storage, and the stunning views from the rooftop party space that can host up to 125 people! Big shoutout to Harrison one of the receptionist, who took his time to do us a tour guide and was absolutely fantastic! He was super knowledgeable, helpful, and made sure we had an unforgettable experience. Kudos to Salmon at reception too for being amazing. If you're looking for a top-notch accommodation in Birmingham, look no further!
