Living in Edinburgh as a Student

Edinburgh is an outstanding place for students; it has top-notch universities and a lively atmosphere that matches its reputation perfectly. You’ll get an exceptional education here while still finding student accommodations in Edinburgh that offer real value compared to other major UK cities.

The city is packed with character. Be it the old town or the new town, Edinburgh never disappoints you. With a variety of festivals, live concerts, quaint cafes, and tasty food options, there is never a dull moment here. It’s no surprise that demand for Edinburgh’s student accommodations continues to grow, with students drawn to both the culture and the lifestyle.

Finding the right place to live makes all the difference. Some students prefer more independence, which is why a private student accommodation in Edinburgh is such a popular choice, while others are drawn to high-spec options that fall under luxury student accommodations.

Whatever your preference, there’s a wide mix of private student accommodations Edinburgh has to offer, which is designed to suit different lifestyles and budgets, all brought together in one place so you can compare with ease.

We make it simple to compare the best student accommodations Edinburgh has to offer. You can filter by university, neighbourhood, price, or amenities, making it easier to find somewhere that fits. With trusted listings and clear information, everything is designed to help you choose with confidence.

Ready to explore? Our free Edinburgh Student Guide covers the best areas, local insights, and top picks for student accommodation in Edinburgh, helping you settle in quickly and make the most of your time in the city.

Transport Links

+
Transportation in Edinburgh is efficient and convenient. There is an extensive bus service that operates across the city, with regular service and low-cost fares for students. In addition, there is the tram service that connects the airport to the city centre and other destinations in Edinburgh. Going to university, town centres, and other areas in Edinburgh will not be difficult without your own vehicle.

Art & History

+
Edinburgh has a lot of history. The medieval layout of the Old Town and the Georgian buildings of the New Town make the city look unique. Edinburgh Castle and the Royal Mile are just two examples of such attractions that you can see around Edinburgh. Apart from that, you will be able to enjoy some more modern elements, such as an active artistic community, including galleries, theatres, and festivals, most notably the Edinburgh Fringe. Most of the museums in Edinburgh are also free, which is great news for students on a budget.

Cost of Living

+

Edinburgh is relatively more expensive than cities such as Nottingham; however, this does not mean that you cannot manage living here. Some ways of cutting expenses are cooking from home, taking advantage of student discounts, and being wise when choosing accommodation.

Rent is usually the most expensive expense and therefore should be sorted out first. After doing so, you will notice that it is actually quite easy to enjoy life in the city.

For a full breakdown of what to expect, check out the Edinburgh Cost of Living Guide or use our cost of living calculator.

Food & Drink

+
Edinburgh has a vibrant and changing food culture. It has everything, ranging from small and local coffee shops to known eateries and cosy pubs. The Old Town, New Town, and Leith neighbourhoods are some of the best places to explore when it comes to eating out in Edinburgh. There are both cheap and expensive places for dining out, including around the two universities.

Retail

+
Edinburgh has great shopping opportunities. Princes Street has all the major high-street chains, but if you want something fancy, George Street is where to go. To try some more unusual shopping opportunities, you can visit the Grassmarket, Victoria Street, and other neighbourhoods where there are plenty of quirky and cool independent stores. Student discounts are widely available, which helps keep costs down.

Sports

+

Edinburgh has a solid sports scene. Football is a big part of the city, with clubs like Hearts and Hibernian drawing strong local support. Beyond that, there’s rugby, cricket, and plenty of fitness facilities across the city.

If you prefer to get involved yourself, both universities offer excellent sports facilities, clubs, and societies for all levels, whether you're playing casually or competing.

Frequently Asked Questions

Finding student accommodation in Edinburgh can feel daunting, especially from abroad. We’ve got you covered with tips on budgeting, contracts, locations, booking, and exactly how to find a student accommodation, Edinburgh has to offer.

When should I start looking for student rooms in Edinburgh?

Earlier than you think. It’s best to start your search around 4–8 months before your course begins, especially if you’re moving in September. Good-quality accommodation near universities gets booked quickly, so starting early gives you more choice and often better value. Leaving it too late usually means fewer options and higher prices.

How much does student accommodation in Edinburgh cost?

Costs vary depending on location, property type, and what’s included. A studio in the city centre will typically cost more than an en-suite room further out, but it offers more privacy and independence. If you’re working with a tighter budget, shared housing or areas slightly outside the centre can be more affordable. As a general rule, the closer you are to campus and transport links, the higher the rent.

What is included in the rent for private student accommodation in Edinburgh?

Most private accommodations include utility bills such as electricity, water, heating, and Wi-Fi. Many properties also offer access to shared facilities like study spaces, gyms, and social areas. However, what’s included can vary, so it’s always worth checking the details before booking.

What types of student accommodation are available in Edinburgh?

There’s a wide range of options to suit different preferences. En-suite rooms give you a private bathroom with shared kitchen facilities, which is ideal if you want a balance of privacy and social living. Studios are fully self-contained for more independence. Shared flats or houses offer a more traditional student experience, with communal living spaces. Short-term lets and summer accommodation are also available in some cases.

How long are student accommodation contracts?

Most contracts run for the academic year, usually between 38 and 52 weeks. Shorter options are sometimes available for summer courses or semester stays. Some providers also offer flexible contracts, so it’s worth exploring what fits your timeline.

Do I need a UK guarantor to book accommodation?

Not always. While some providers require a UK-based guarantor, many offer alternatives for international students, such as paying a larger upfront amount or using a third-party guarantor service. It’s best to check this early in the process.

What happens if my visa is delayed or I do not receive a university offer?

Many accommodation providers offer flexible policies for these situations. You may come across “No Visa, No Pay” or similar guarantees that allow you to cancel without penalty if your plans change. Always read the cancellation terms carefully so you understand the conditions and deadlines.
