Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       Lived there for 5 months last semester. I was lucky to have a refurnished room and I have to say everything is thought out to make the best use of the space ! You can store your luggage under the bed which is so practical ! However, the rooms are really small but then again you are in London so it's quite standard. Upon arrival my room wasn't really clean so I gave it a big clean up but it wasn't a bid deal. You get to print for free which is great ! There is a common room and a gym :). The gym is a bit small but it does the trick ! The security staff is really nice ! Overall a nice experience ! The place is quite expensive though.

      Central location and great area. Secured premises and relatively very quiet. Bus stations are 2 and 5 minute walk from the place, Tesco and Waitrose are couple of blocks away. Farrington and Angel tube stations are very close. The laundry room is good, has also an iron and ironing table. The studio room size was ok for me but the bathroom was too small and very inconvenient. It was a mess everytime you take a shower. The gym wasn't in the best shape and some machines were broken and they didn't fix that even with the complaints. During my stay they were adding fresh paint on the walls, maybe as part of a renovation plan, not sure. The corridor of the bin room smells really bad and this affects the smell of all nearby rooms, day & night. They don't seem to work on this point at all. Unfortunately they are not very responsive to complaints but the staff are nice in general.
