Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       I lived here from September-June for my second year of Uni and really enjoyed it. The staff are wonderful and really accommodating. The flats are comfortable and the location is actually good too. Having an ensuite is lovely and the fortnightly cleaners for the communal areas are thorough. Maintenance team are also good. The kitchens and bedrooms are comfy and spacious, with good facilities for housing 6 flatmates, like two sinks, 6 hobs, two fridges. The flats are well-insulated and warm. The building is tucked away behind houses far from the main road so it's really quiet and peaceful, with some nice views, but just minutes from Seven Sisters station too. It's well-connected to places like Tesco, Sainsbury, and hundreds of shops down High Road like TFC. I used the gym at Finsbury Park as the Victoria line is so fast and frequent, and my commute into UCL was 32 mins. The only cons are the fact that it's pricey-ish (£197 p/w for 6 months, £149 for 10) and located in Zone 3, meaning higher rates of travel and also practically no chance of getting into central on anything but the tube. Washing facilities are also expensive. But otherwise, the place is peaceful, well-maintained, well-managed, well-connected, hassle-free. The wifi is excellent, staff are lovely, water temperate in the taps is also brill. The desk space is amazingly big and perfect for studying. I found it a really pleasant year.

      i had a wonderful experience! - the staff are so so wonderful!! always ready to help and just rlly lovely and warm. I once had a maintenance that got fixed as soon as I reported. - great amenities that I didn’t think i would use as much as i ended up using. they have many study rooms that I frequently visited, cinemas rooms and a vending machine. I was especially thankful for these facilities in the summer when the heat was unbearable bc all of these rooms were air conditioned - rlly good location. 2 mins from a corner shop and 10 mins from sainsbury’s and tesco. close to overground and seven sisters. - lots of community events!! uni can be very lonely especially in big city like london. so it’s nice that the accommodation staff keeps that in mind and organises events. drawback: - in the summer when you leave the window open, you will hear trains. this is extremely frustrating. - while the accommodation area is safe, the general area where all the stores are is scary to visit after 9 pm.
