About Halls

Welcome to Academic House, London’s centrally located student accommodation in Herne Hill offering luxury furnishings in a contemporary setting. It’s in the perfect location for access to both Kings College, Denmark Hill (15 Minutes) and Camberwell College of Arts (UAL 26 Minutes) so you’ll never have to worry about waking up late for lectures again!!
With a Tesco next door, you can grab breakfast on the run or cook up a storm after a day of study in either our cluster rooms or studio apartments, all with cosy beds, desk areas and private en-suite bathrooms. Depending on your preference, you can choose which room suits you! Your kitchen and living area are spacious and come fully furnished.

👨‍🔧👩‍💻Super friendly staff. 🛋️ Lovely room! Felt like home to me and gonna stay until graduate. 100/10 📍Perfect location; next to groceries, bus/trains station, massive park near by, opposite to bubble milk shop!!!

when i checked into my room, it didn't get cleaned after the last tenant left! the last tenant made a complete mess of the room (I however spent 5 hours cleaning my old room before leaving!!) everything was so dirty plus broken kitchen, microwave & fridge compartments (those things have still not been repaired!!). the mattress was so dirty, so I had to sleep on the floor for 2 and a half weeks before the new mattress arrived… plus I still don't have my deposit from my last year's tenancy!! The property manager Brooke is very lovely, but there's just too much to fix for one manager... The new team is very friendly and helpful!

Academic House is a beautiful place to live in, as a student I have had a brilliant experience. Academic House is really close to my campus (King's) and it very well-connected to the train and bus routes. The rooms are extremely clean and so is the communal area. The patio is a great place to sit, chill have a good cuppa. The manager, Marc is extremely friendly. He is very helpful and goes above and beyond to ensure all residents are comfortable. He's very approachable and always helps with any problems one might have, be it personal or accommodation related. If there are any issues in your room, he fixes it immediately. Sandra, our in-house keeper maintains the building spic and span, it's always neat and hygienic. There are two on-site student wardens as well, and they always help whenever one might have an issue. The building is well secure, and no one can enter without a keycard. The building also has CCTVs. The students are friendly and welcoming. On a side note, there are absolutely no bugs or pests anywhere in the building. Overall, Academic House is a great place for your next move and I would 100% recommend it!

Do You Need Guarantor?
Without a UK rental guarantor, most landlords and agents will require you to pay the full year's rent upfront. We have partnered with Housing Hand who can provide you with a certificate of rental guarantee.

If you have reserved a room, ID will be required at check-in and the key will be handed to you after signing the necessary documents.

All necessary furniture like bed, desk, chair, wardrobe will be provided plus if applicable, basic kitchen appliances will also be included. Some of the additional information will be given when you make a booking.

Yes, we would be glad if you could let us know what time you plan to arrive so that we can have your scheduled check-in ready for you.

Your check-out date is stated in your tenancy agreement, the tenancy deposit schedule, or in any other documents that you’ve signed in relation to the tenancy. You can also go ahead and call the front desk to confirm the information.

To check out, please inform the front desk, return your keys, and ensure your room is left in good condition. Any remaining balance should also be settled.
