Situated in the Fountainbridge area near the Union Canal, the Bridge House is a 15-20 minute walk from most Edinburgh landmarks, including the University of Edinburgh and Edinburgh Napier University.
The Bridge House is home to 319 students, all living in non en-suite rooms in shared flats. That means you’ll have your own bedroom (with wash basin), complete with study and storage space, and you’ll share your bathroom, kitchen, and lounge with flatmates.
Fountainbridge, the birthplace of 007 actor Sean Connery, is an up and coming area that’s full of things to do and see. There are two arthouse cinemas here, and new independent cafes, bars, and restaurants are springing up all the time.
You’re a 15-20 minute walk from Princes Street, Haymarket Station, the Meadows, the Old Town - the best of Edinburgh is easily accessible from this central location. So whether you want to shop, eat, drink, get some fresh air, or head out for the night, this is a great place to call home.

Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.
 
2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.
 
4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       Just WOW ! Checked my daughter in yesterday for her year stay in Edinburgh , absolutely everything about this newly refurbished building is top class ,, spotlessly clean , brand new everything , communal areas , tv rooms , laundry room , 24 hr help on site if needed (an actual physical person not a number ) a welcome table of goodies the list goes on and on ,,,, however the real asset is the staff I cannot say how unbelievably fantastic they are , super friendly welcoming and beyond helpful , Carrie was just amazing with us she is the most professional helpful person ,, we were so comfortable leaving our daughter and felt very very safe in doing so ! I highly highly recommend booking your student accommodation here it’s phenomenal! No hesitation whatsoever !
