Cancellation policy

  • 1. Cooling-Off Period
  • 1. Cooling-Off Period

    1.1 The Tenant may cancel this Agreement by providing written notice to the Landlord within 7 calendar days of accepting this Agreement (the “Cooling-Off Period”)
    1.2 Cancellation under Clause 1.1 is only valid where:
    • The Tenancy Start Date has not yet occurred; and
    • The Tenant has not taken occupation of the accommodation.
    1.3 Where valid notice is received within the Cooling-Off Period:
    • All rent and deposit payments shall be refunded in full;
    • The Landlord reserves the right to retain any permitted booking or administration fee in accordance with applicable law.
    1.4 If the Tenancy Start Date falls within the Cooling-Off Period, the Cooling-Off Period shall end on the earlier of:
    • The expiry of the 7 days; or
    • The Tenancy Start Date.
  • 2. Cancellation Before the Tenancy Start Date (After Cooling-Off Period)

    2.1 Following expiry of the Cooling-Off Period, the Tenant shall remain liable for the tenancy unless released in accordance with this Clause.
    2.2 The Tenant may request to be released from this Agreement if:
    • A suitable Replacement Tenant is identified by the Tenant or the Landlord;
    • The Replacement Tenant enters into a new tenancy agreement acceptable to the Landlord; and
    • The Tenant has paid all sums due under this Agreement up to the date of replacement.
    • The Landlord has complete discretion as to whether it accepts the proposed replacement Tenant
    2.3 The Landlord may charge a reasonable administration or remarketing fee, where permitted by law.
    2.4 The Tenant’s liability shall cease on the start date of the Replacement Tenant’s agreement.
  • 3. Cancellation After the Tenancy Start Date

    3.1 Once the tenancy has commenced, the Tenant shall be liable for the full contractual rent unless released in accordance with this Clause.
    3.2 The Tenant may request early termination where:
    • A suitable Replacement Tenant is found and approved by the Landlord;
    • The Replacement Tenant enters into a tenancy agreement; and
    • The Tenant has paid all outstanding rent and any permitted fees.
    3.3 The Tenant shall remain liable for rent and all obligations under this Agreement until the earlier of:
    • The end of the tenancy term; or
    • The commencement of the Replacement Tenant’s tenancy.
    3.4 The Tenant shall pay the Landlord a fee of £50.00 to cover the costs of preparing the room for the Replacement Tenant

    4.1 The Tenant may terminate this Agreement by giving written notice if:
    • The Tenant withdraws from, is excluded from, or is refused admission to their higher education institution; or
    • The Tenant is absent from their course for more than 60 days due to illness and has agreed with their institution to suspend their studies. 4.2 The following conditions shall apply:
    • The Tenant must give no less than four (4) weeks’ written notice;
    • The notice must state the intended date of departure;
    • The Tenant must provide reasonably satisfactory evidence (typically written confirmation from the institution);
    • The Tenant must vacate the accommodation on or before the stated departure date.
    4.3 Where the Landlord identifies any defect in the notice or supporting evidence, the Landlord shall:
    • Inform the Tenant as soon as reasonably practicable; and
    • Provide the Tenant with a reasonable opportunity to remedy such defect.
    4.4 Upon acceptance of termination, the Landlord may market the accommodation for reletting.
    4.5 The Tenant shall pay the Landlord a fee of £50.00 to cover the costs of preparing the room for the Replacement Tenant.

    5.1 The Tenant may cancel this Agreement before the Tenancy Start Date where the Tenant:
    • Does not receive an offer of a place at their chosen higher education institution.
    5.2 The Tenant must provide:
    • Written notice of cancellation; and
    • Reasonable supporting evidence (including, but not limited to, UCAS confirmation or written rejection from the institution).
    5.3 Upon acceptance, all rent and deposit payments shall be refunded in full

    I really love my room. It's very spacious and the view is fantastic. It's a perfect place to stay while studying. As for my social life, I've created many happy memories here during my stay. I've made new friends with whom I regularly hang out and spend time in social places. Additionally, the accommodation team, who are super friendly and lovely, regularly hold different events or offer treats. Highly recommended!

    I had the best time staying in Centro House for 2 years during my time at the University of Stirling. The building has a friendly atmosphere and a very homey vibe. The staff are all so friendly and kind and I have created memories that I will cherish forever. I have stayed in both the shared flats and a studio flat in which the amenities were up to a high standard and made moving out of the family home so easy. I couldn't recommend this establishment enough and will be recommending to anyone who is looking to move in Stirling !

    I’ve been living at Centro House for the past 2 years, and honestly, I couldn’t have found a better place to stay! From day one, it’s felt like home. The atmosphere here is amazing, and the staff? Absolute legends. They’re always ready to help, no matter what the issue is. Special shoutout to Susie at the reception, she’s honestly the sweetest person ever. Anytime I’ve needed help or had a question, she’s been right there, always so friendly and welcoming. Then there’s Elaine, who is my go-to for any issues with the room. She gets things sorted so quickly, it’s unreal! And of course, Dougie – if something needs fixing, he’s the guy. He literally makes sure everything runs smoothly around here. Honestly, every single person on the team goes above and beyond, which makes living here such a great experience. The location is another huge plus, right in the city center! Everything is super convenient: shops, restaurants, transport links, all just a short walk away. You couldn’t ask for a better spot if you’re a student who wants everything close by. The facilities are also top-notch. There’s a social lounge where you can chill out, hang with friends, or just study in a relaxed space. And the cinema room is an absolute game changer! Whether it’s a movie night with flatmates or just some solo downtime, it’s such a cool feature to have right in the building. After living here for two years, I can say without any doubt that Centro House is the best student accommodation out there. The combination of amazing staff, perfect location, and great facilities makes it unbeatable. I honestly wish I could stay longer because this place has been nothing short of amazing for me.     Centro House is the best place in Stirling to stay if you are a student. Whilst it is a more expensive than private flats in Stirling, I believe it is absolutely worth every penny, considering all utilities are included and the quality of living is so great. I came to Centro in 2nd year and I’ve enjoyed my stay so much that I have remained now for coming up to 3 years - seeing me through until the end of my degree. The main reason I was initially drawn to Centro over other local student accommodation is being able to book your own personal parking spot - other similar private student resident buildings don’t offer this. Beyond this, Centro is in an excellent location - smack-bang in the middle of the centre of Stirling, and a 5 minute walk from both the bus and train stations. I also think the building feels like it’s newly built or renovated, as the building is always spotless (with huge credit to the team!) and it is very modern and never really has any issues. The best part about Centro truly is the staff - they make this place so special and elevate it beyond just an excellently located, clean and safe building. Susie, Elaine and Dougie all absolutely go out of their way to ensure you live as comfortably and happily as possible. All three of them are always so utterly friendly and accommodating to absolutely anything they can possibly help with - and very quickly, too. It is truly a pleasure to see them every day and Centro would be nowhere near the same without them as they are constantly going above and beyond for myself and every other resident. Centro House truly has felt like my home for the past few years and I’m genuinely so sad to be leaving soon. I can wholeheartedly recommend Centro House and you will not regret moving in to such a lovely, warm place.
