Studying at Oxford Brookes University? Beech House is exclusively for you and is located just five minutes’ walk from the Headington Campus. Just 167 students live here, giving the place a laid-back feel.

All rooms here at Beech House are en-suite, which means they each come with their own private bathroom. You’ll share your kitchen and lounge with flatmates though, so you’ll still have plenty of opportunities to socialise at home.

There’s a large common room on the lower ground level, with floor-to-ceiling windows that keep it light and airy, furnished with free pool and foosball tables, sofas, and a TV. This opens onto an outdoor courtyard with seating. Back up to the ground floor, and there’s another sizeable area of sofas and desks for getting the quiet time you need.

Situated here on London Road in Headington, you’re just five minutes from campus and next door to our Dorset House property. Headington is full of life with plenty to offer the many students who live here, and Oxford city centre is just 20 minutes away by bus.

Cancellation Policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at [email protected], at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.

2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:

a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
a copy of the proof of acceptance of your new university by UCAS adjustment.

4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to [email protected]. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

Guarantor

Do You Need Guarantor?
Without a UK rental guarantor, most landlords and agents will require you to pay the full year’s rent upfront. We have partnered with Housing Hand who can provide you with a certificate of rental guarantee.
However, there some of our student accommodation do not need a UK based guarantor in order for students to pay their rent in instalments, to know more kindly get in touch with our team and we will be happy to assist you with these properties.
