Queensland Place, Liverpool

DO NOT STAY HERE. Do not stay with urban evolution or with collective property co, or with Queensland Place. They tried to claim £200+ out of my deposit for unreasonable claims. We also got evicted after the fire alarm systems failed during exam time, with no recompense of rent or money spent on alternative accommodation. The lettings agents were so hard to get in contact with - often avoiding emails Noise is loud here with no night patrols. The bins round the back were rarely emptied - so many rats! The WiFi is awful - they charge you for “better WiFi” - surely WiFi should be included if you are paying all inclusive bills. Overall jut a horrible place ran by a very unprofessional company.

One of the worst student accommodations in Liverpool. Elevator was broken for about a month and a half at the start of the year, the wifi that I pay for is working about 10% of the time, the rest of the time I have to suffer with internet speeds significantly lower than what I pay for, the fire alarm goes off multiple times a day and as I’m writing this email (5:45AM) the fire alarm has being going off since (5:20AM). There is clearly no one working here at night to turn the alarm off, meaning that if there was an actual fire there would be serious casualties because no one exits their room when the alarm goes off now including me. This place genuinely sucks your money away and get away with it somehow. Absolutely useless accommodation I would only recommend to my worst enemies in Life.

I don’t even know where to begin, if I could give any advice to students looking for accommodation it would be to please not move here. Not only was it filthy when moving in, the process of getting my deposit back and communication with the lettings agent is diabolical. To start, upon moving in it was clear that they were unprepared, and confused we were moving in that day even though the tenancy agreement clearly stated the move in date. When we arrived to the cluster the kitchen was absolutely filthy and it is clear that it had not been cleaned. A cleaner arrived after about an hour which was pointless because by then I’d started on wiping everything down anyway. Throughout the tenancy communication with Collective property co, previously known as urban evolution was shocking. My window didn’t shut for 6 months, during the winter months making the property unbearable to live in, which took them months to deal with. The lift was out of order for months on end, which was inconvenient living on the top floor and recovering from surgery in the stomach. The washing facilities were awful, with there only being 5 washing machines and only 1 of which worked most of the time. Additionally we were all told we needed to leave the property during the peak of exam season due to the council deeming the building unsafe. We were informed of this at 10pm on a Friday night and told we would need to be out by 12pm on the Monday, which is absolutely disgraceful. We were then told on the Monday after finding elsewhere to stay we no longer needed to leave and had to move all of our belongings back immediately! Completely unprofessional and disgusting behaviour. To end this essay of a review, they have been awful with returning the deposit, and did not respond to any messages about returning my deposit. I have since managed to retrieve most of my deposit through the dps after a long appeal process and then imposing absolutely ridiculous cleaning fees. Please please please do not book to stay here there are far better student accommodations in Liverpool.

PLEASE STAY AWAY FROM THIS PLACE!!!! It says 24 hours but it’s not so after 7am u can get no help meaning if u forgot ur card or for some reason it doesn’t work (mine randomly stopped working) u will have to stay up all night and can’t access ur room . when I first came here the lift was broken for months so had to pay 100 for someone to move my heavy stuff 5 floors up . The laundry machines are broken sometimes and the fire alarm goes off for 20 mins all the time . I’ve heard they also steal ur deposit (£500) and the wifi is absolutely shitttttttt

I was made to move into the property in such state which was in an unacceptable and uninhabitable condition. The flat had not been cleaned before my tenancy began and there were serious issues including evidence of rats, silverfish, and general disrepair. This made the property unsafe and unhealthy to live in. I raised these issues with the agency immediately but did not receive adequate support or resolution. It was extremely disappointing to be placed in this situation after paying rent and deposits in good faith. Based on my experience, I cannot recommend this letting agent and would strongly advise others to be cautious before renting through them. as its so bad living in the queensland place.
