Select the room type: Review available en-suite rooms, studios or shared apartments, along with rent and tenancy dates.
Click “Book Now”: Start the online booking application for the selected property.
Enter student details: Complete the application with the required personal and contact information.
Provide a photograph and guarantor details: Keep a head-and-shoulders photograph ready, along with the guarantor's name, email address and address, if applicable.
Pay the advance rent or holding payment: Make the payment requested during the booking process to reserve the room. The payment is credited towards the first rent instalment.
Complete the booking application: Review the booking details and submit the required information. If the student has specific accessibility needs, contact the Residents' Team as the online process may be paused for further discussion.
Review and sign the accommodation agreement: Complete the applicable tenancy agreement or licence agreement for the selected property.
Complete guarantor formalities: If paying rent by instalments using a guarantor, arrange for the guarantor to provide proof of ID and address and sign the agreement as required.
Pay the first rent instalment: Follow the payment schedule stated in the agreement. The first rental instalment must be paid before move-in.
Receive booking confirmation: Retain the booking confirmation and payment acknowledgement. For the 2026/27 academic year, some properties may have a specific agreement-signing process while regulatory changes are finalised.
Complete pre-arrival formalities: Watch the induction video and book a move-in slot when Fresh contacts the student before the tenancy starts.

    Do I Need a Guarantor?

    Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.

    What is Advance Rent?

    Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

    How to choose the Right Room?

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       Living at Gulson Gardens has been a great experience. The modern rooms are well-furnished, with everything a student needs, from a comfy bed to a good study space. The communal areas, like the gym and social lounges, make it easy to meet people and unwind after a long day. The staff are friendly and always ready to help, which makes settling in much easier. Plus, the location is super convenient—just a short walk to Coventry University and the city center. Overall, it’s a great place to live, with a nice balance of privacy and community.

      The space is clean most of the time except the communal areas especially at night. Behaviour of residents the best. Are not mindful of others. No smile or greetings half of the time by them. Common areas are not kept tidy at all by the residents, as they fail to pick after themselves and leave the litter, not maintaining the presentation and upkeep of the accomodation standards. Management is very kind and friendly. Always willing to help

      *Reposting as going through my reviews and this wasn't published a few years ago! Went against Google Policy (how for a good review?)* Love this place! Brand new accommodation — easily the best I’ve seen in Coventry. I definitely prefer private accommodation over uni-owned. It’s in a great location too, just 2 minutes away from all the shops and supermarkets. The staff are lovely — professional, friendly, and always willing to help. Big thanks to Vicky, Kerry, and Darren for being so supportive and approachable (so sad to see Kerry go — today’s her last day!). There are plenty of events and activities to get involved in, with new games and things to do all the time. The night staff, Ali and Manjeet, are brilliant as well. My room is spacious, modern, and spotless. The facilities are excellent — a well-equipped gym, cosy common rooms and study areas, and the winter garden on the 7th floor is just amazing! The only downside is the Wi-Fi — it’s quite poor, especially in the common areas and on the 6th floor. Hopefully that improves soon. Overall, a fantastic place to live. Thanks, Gulson Gardens Team!

      ⭐️⭐️⭐️⭐️⭐️ I moved into Gulson Gardens on July 15 and stayed in a studio on the 2nd floor. The place is really quiet, clean, and comfortable—perfect for studying and relaxing. The management team is friendly and supportive, and I especially want to thank Sofie for all her help. She made the whole process stress-free by handling my paperwork and was always there to make me feel at ease. Couldn’t have asked for a better experience so far!
