Welcome to our newest accommodation in Colchester. Situated on Hawkins Road and close to Colchester High Street, Enso is perfectly located for your university years. With the University of Essex (Colchester Campus) within walking distance, and University Centre Colchester (Colchester Institute) a bike ride away, getting to uni couldn’t be easier, and those early mornings will be a breeze!
Enso is more than just bedrooms in a building. Whatever room type you go for, both undergraduate and postgraduate students can make use of the many communal spaces available, including a free fully equipped on-site gym, club lounge, entertainment area, landscaped courtyard, and plenty of quiet study spaces.     Unless the context otherwise requires, words and expressions defined in your Common Law Tenancy Agreement shall have the same meanings in this cancellation policy.
    Unless the tenancy agreement has already commenced and if you have not collected your key, you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2026/27 Academic Year or Semester (the "Cooling-off Period"). During the cancellation period, you may cancel your tenancy by giving notice in writing or by e-mail to the manager at the property.
    Once we receive such a notice, we will confirm receipt, cancel your tenancy, and will refund your advance rent payment, together with any other payment of rent you may have made.

    Outside the cooling-off period, you may request to cancel your tenancy by notice in writing or by e-mail to the manager at the property.
    However, you shall remain liable for the rent payable under the terms of the tenancy agreement until a suitable replacement tenant has been secured. It is the tenant’s responsibility to find and suggest a suitable replacement. Liability for rent will continue until the replacement tenant has completed their fourteen (14) day cooling-off period.

    If you are not successfully awarded a visa to travel and study, then we can help.
    Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere.
    If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement, provided the following criteria are met:
    1. You submit your request to cancel, in writing or by e-mail to the manager at the property, within 3 days of your visa rejection letter: and
    2. You provide the manager with a copy of your rejection letter from the embassy or visa office.

    If your tenancy has commenced, you will remain liable for the rent payable under the tenancy agreement until receipt of the above.

    This applies to prospective first-year undergraduate students only
    If you are not successful in obtaining your place at your chosen university, then don’t worry, we can help. Firstly, we may be able to transfer you to another one of our residences if you are going to study elsewhere.
    If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your tenancy agreement, provided the following criteria are met:

    1. You submit your request to cancel, in writing or by e-mail, to the manager at the property, before 22nd August 2026; and

    2. You provide the manager with a copy of your rejection letter from the University or UCAS.

    Once we have your request, we will confirm receipt and refund your advance rent payment, together with any other rent payments you may have made.

  • Anti-Money Laundering (AML) Checks

    All bookings are subject to Anti-Money Laundering (AML) checks in accordance with relevant UK regulations. If a booking fails these checks, we reserve the right to cancel the booking and refund any payments made.

Frequently Asked Questions

I am 16, can I still book an accommodation with CRM?

Yes, you can only if you are booking in Scotland where the legal age is 16 but in other countries we only accept bookings from individuals over 18. Additionally we only accept students with full time education.

Can I get female only accommodation?

Yes, we do offer accommodations exclusively for women, but only with prior notice and subject to available rooms.

Why do you need a Guarantor?

If you're planning to pay your rent in installments, we ask for a UK Guarantor. This adds security, ensuring rent is paid in full even if you can't make a payment.

What's involved in being a Guarantor?

By becoming a Guarantor, you're agreeing to cover the rent and vouch for the resident's behavior if they can't pay. Please only agree if you're comfortable taking on this responsibility.

    Enso Colchester is honestly one of the best places for students. The rooms are clean, modern, and super comfy. You get your own bathroom, a big desk for studying, and fast WiFi which is perfect for uni work and streaming. The location is great too. It’s really close to the University of Essex, shops like Tesco, and bus stops. The common areas are a nice bonus for chilling with friends or meeting new people. The staff are friendly and always ready to help if something comes up. Everything feels safe and well looked after. If you’re a student looking for a place that’s comfortable, social, and close to campus, I definitely recommend Enso.

    Best bit is the community! One more best bit, top management. One more, top maintenance. I had a broken shower, raised a ticket in the morning fixed by the boss man Phil the same day. Rent includes everything from wifi, water, electricity to even hoovers for weekly room cleanup. And there are so many big TVs, watch cricket, footbal, netflix, and ALSO PLAY ON A PS5 💯

    Enso is an amazing student accommodation with an even better experience to be had. 🔥 From the really well maintained and clean social spaces to the extremely friendly and super helpful working staff on site who make everyday a little bit easier as you navigate any troubles, issues or queries you may have. Phil, Eren and Nicola will always be ready to assist with any sort of trouble you may have. The rooms are exactly as advertised and truly value for your money. Extremely spacious with all necessary amenities you may require to make your living experience as comfortable as possible. Tenants are extremely friendly so you’re bound to make a friend or two simply by just walking down the hall. It’s close to the university as well as various shops so you’re not really going to miss out on any essentials you may need through your stay. All in all, my stay has been really stress-free and prompt assistance on issues I may have had was just the icing on the cake. Would definitely recommend Enso if you looking for a lovely, comfortable and fulfilling student experience at an accommodation. 10/10

    I had a great move-in experience thanks to the incredibly friendly and responsive staff. They were more than happy to guide me through the process and answered all my questions with ease. While the studio was just as expected, the bathroom was surprisingly spacious - much larger than it appeared in the photos, which was a nice bonus. The communal areas are also clean and well maintained, so I’m genuinely looking forward to my stay here.

    As a parent, I’m extremely pleased with the quality of service at this student accommodation. The staff are consistently friendly, supportive, and available around the clock, which gives me great peace of mind knowing my child can get help at any time. The environment around the building is always clean, quiet, and well-maintained. Recently, my child’s fridge stopped working, and after reporting it to maintenance, a brand-new fridge was provided within just two days. I truly appreciate the team’s efficiency and dedication. Highly recommended.
