Share a homely kitchen-diner with other students while enjoying the privacy of your own modern room with a swanky bathroom to match! Sizes of this room type vary, whichever you choose, your room will have plenty of storage space and a small double bed. These great value apartments are on the ground floor and have limited availability. Rooms are between 11 - 13sqm.

Classic En Suite

Traditionally, a little more spacious than our Standard En-suites, with all the same stylish features. Great value for money, these rooms vary in size from 13sqm – 15sqm and are available on a variety of different floors so there will always be room to suit your preferences. Enjoy the privacy of your own en-suite room whilst sharing a stylish kitchen/diner with friends.

Premium En Suite

Looking for something a little larger? A Premium En Suite is available in 15sqm – 17sqm but with only a few available, these are sure to be snapped up quickly.

Standard Studio

Like to keep your place just the way you like it? Why not live in a comfortable studio all of your very own in our student accommodation in Cardiff. Containing all the same features as an en-suite room, just with your very own kitchen dining area too! These great value studios are situated on the ground floor and very limited. Rooms are between 17 - 19. Want to share? Dual Occupancy contracts are available.

Classic Studio

Next up, you could live in a comfortable studio with all the features of a standard studio, just with a little more space to stretch your legs! You still get the swanky bathroom and double bed but the kitchen dining area will be all yours. Rooms are between 19 - 22sqm. Want to share? Our Classic Studios are ideal for couples. Dual Occupancy contracts are available.

Premium Studio

Between 22sqm – 27sqm, these Premium Studios are the largest rooms at Arofan House. So if you want to nab the best of the best, don’t hang about, we only have a few available. They are spacious enough to live in as a couple as well if you choose the dual occupancy option. Want to share? Our Premium Studios are ideal for couples. Dual Occupancy contracts are available.

Cancellation Policy

Bookings made prior to 1 May  2022

If you sign your Tenancy Agreement prior to 1 May 2022 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 May 2022. Once we receive such a notice, we will confirm receipt, cancel your Tenancy Agreement, and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made on or after 1 May 2022

If you sign your Tenancy Agreement on or after 1 May 2022, unless the tenancy agreement has already commenced and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the “Cooling-Off Period”). Once we receive such a notice, we will confirm receipt, cancel your Tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payments of Rent you may have made.

Bookings made for Semester 2 or 3 starting after the 1 January 2022

If you sign a Tenancy Agreement for a semester booking you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the property, with no penalty up until 8 weeks before the start of your agreement. Once we receive such a notice, we will confirm receipt, cancel your Tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payment of Rent you may have made.

Unless the Tenancy Agreement has already commenced and if you have not collected your key you may also cancel at any time within the period of fourteen (14) days of the date on which you sign your Tenancy Agreement (the "Cooling-off Period"). During the cancellation period, you may cancel your Tenancy, by giving notice in writing or by e-mail to the residence Manager at the property, Once we receive such a notice, we will confirm receipt, cancel your Tenancy, and will refund your Advance Rent Payment of £250.00, together with any other payment of Rent you may have made.

Cancelling outside the Cooling-Off Period

Outside the Cooling-Off Period, you may request to cancel your Tenancy, by notice in writing or by e-mail to the Residence Manager at the Property. However, you will remain liable for the Rent payable under the Tenancy Agreement until a suitable replacement tenant has been found.

Cancelling as you do not receive your visa

If you are not successful in being awarded a visa to travel and study, then we can help. Firstly, we may be able to transfer you to another one of our residences around the globe if you are going to study elsewhere. If you are not going to study elsewhere or we do not have accommodation available in your new city/town of study, we will release you from your Tenancy Agreement provided the following criteria are met:

  1. You submit your request to cancel, in writing or by e-mail to the Residence Manager at the Property, within 3 days of your visa rejection letter; and
  2. You provide the Residence Manager with a copy of your rejection letter from the embassy or visa office.

Guarantor

Do You Need Guarantor?
Without a UK rental guarantor, most landlords and agents will require you to pay the full year’s rent upfront. We have partnered with Housing Hand who can provide you with a certificate of rental guarantee.
However, there some of our student accommodation do not need a UK based guarantor in order for students to pay their rent in instalments, to know more kindly get in touch with our team and we will be happy to assist you with these properties.
