Cancellation policy

How to Cancel your Booking

1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to us at cancellations@unitestudents.com, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the “7 Day Cooling-Off Period”). If you do that, you will not be charged and we will return your deposit or any Advance Rent Payments you have made.

2. Provided the 7-Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenant’s Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room before this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

3. No Place No Pay – applicable to 1st-year students only. If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving your required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be removed from this agreement if you are a prospective first-year undergraduate student and choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of the following:
  • a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  • a copy of the proof of acceptance of your new university by UCAS adjustment.

4. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to cancellations@unitestudents.com. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

    Do You Need a Guarantor?

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. To find out which properties qualify and how to get started, reach out to our team. We're happy to guide you through the booking process from start to finish.

    • I’m very disappointed with my experience at Unite Students – The Rackhay and would not recommend it. Over a prolonged period I experienced repeated disturbance (including noise issues) and raised this multiple times with staff, including a meeting on 2 December 2025 and a formal complaint. Despite reporting the impact on my ability to rest and study, I did not feel the issues were resolved in a meaningful way. When my wellbeing was affected and I requested an urgent move or early release from the tenancy, I provided medical evidence (including a GP letter). In writing, management stated that “compassionate” early release would only be considered if I also left the university, and that otherwise I must find my own replacement tenant and they would only support the transfer process. They also said they would “further consider” my situation only if I could provide additional evidence from the university. But this process takes long time. They don’t care my mental health problems and they have different attitudes towards Chinese students. I also found the communication inconsistent: I was given the impression I would receive more support, but later emails made clear that finding a replacement tenant was entirely my responsibility. Overall the process felt slow, stressful, and unhelpful at a time when I needed support. My advice: read the contract terms carefully before signing, keep everything in writing. Most important, find somewhere else if ur mental health is not good and need a quite space.

Excellent location for pubs, restaurants and shops. Some lecture venues a bit of a hike away. Facilities a little basic, shared kitchen and bathroom.

First time I used just park and pick rackhay before it was near where I wanted to go and was cheap. Got to see it looks dodgy and run down but it was ideal. Safe secure gates on entry and secure gate to walk out. Donr Believe the neg reviews. I thought it was great.
