The staff are all lovely, and very helpful. The rooms are modern and have lots of storage and space. Would definitely recommend for first year accommodation :)

Cancellation policy
A booking can be cancelled up to and including 31st July of the year when the student was due to move in. The booking fee is non-refundable.
After 31st July, if a student wishes to cancel a booking, they will remain liable for the contractual obligations laid out in the Tenancy Agreement, unless proof of one of the following can be supplied:
1.Their UK Visa application has been denied
2. They have failed to obtain the required qualifications to get into their university of choice
3. Extenuating circumstances e.g.: ill-health, family circumstances
Evidence of a) or b) should be supplied to iQ Student Accommodation within 72 hours of receiving official confirmation.
Where the reason for cancellation can’t be proved in line with the above, the student will remain liable for the full contractual rent, unless and until a replacement tenant is found. The student is responsible for finding an eligible replacement tenant, although site staff will assist where possible. If a replacement tenant is found, the student will be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded. The booking fee will be retained.
Frequently Asked Questions
Is the Student Accommodation site secure?
The physical safety and psychological security of the students is taken care of at the property. This is done through the use of CCTV cameras, on-site security staff and on-site teams available around the clock, 365 days a year. Secure door entry is also employed at the entrance to the property. This can only be breached if you physically open the door for someone. That is why we suggest you take special care to not allow people to tailgate you.
Can I book if I'm under 18?
The property does not accept guardianship of the students under the age of 18.
Can I bring a TV?
The short answer is yes, as long as you meet all the prerequisites. This means that before you bring a TV, you must know whether your room has a TV point. Your TV should not be larger than 21 inches and should be able to free-stand as wall-mounted TVs are not allowed. The property provides TVs and TV licenses in the communal areas but if you want a TV in your own room, you will have to arrange for a license yourself. If you have any more questions, you can check in with the on-site team.
Can I bring my bike?
Yes, most sites feature dedicated bike storage areas. As long as you are a resident at the property, have registered your bike and obtained a bike tag, you will be able to bring and store your bikes at the property.
Can I bring my car?
Yes, you can bring your car and most properties do have dedicated car storage space. Having said that, the number of car storage spaces are limited and are filled very quickly. Also to be noted is the fact that most of these places are situated close to the university and everyday amenities, makes the role of a car redundant. Therefore, we suggest that you consider all factors before deciding.
Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Chrissy , ruthie Alex and Gareth are amazing staff who always provide a friendly face and a chat no matter what ! All of the staff go above and beyond for the students and really get to know everyone . We also love the events that are put on regularly and you can really see the effort put into everything they do . Amazing place to stay ( also honourable mention to my fave security staff who are also very very friendly and help with everything at all hours

Absolutely amazing accommodation. I had an issue with my back breaking and the staff have been so helpful, made the whole process so much easier for me and everyone involved. Reasonable pricing to boot, great offerings all around. Would highly recommend!

Clean building, lovely staff, fun common room with lots of entertainment including pool table, table tennis, vending machine foosball and many tvs. Also fun popups through the year such as ice cream, therapy dog visits, iced coffees and many more all for free. Really recommend this accommodation definitely worth the money,
