Pay the first rent instalment: Follow the payment schedule stated in the agreement. The first rental instalment must be paid before move-in.
Receive booking confirmation: Retain the booking confirmation and payment acknowledgement. For the 2026/27 academic year, some properties may have a specific agreement-signing process while regulatory changes are finalised.
Complete pre-arrival formalities: Watch the induction video and book a move-in slot when Fresh contacts the student before the tenancy starts.

After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Super amazing staff who were always fun, kind and helpful to both my partner and myself. Stayed here for the final two years of our studies and they made it feel amazing. We stayed in a gold studio apartment which had a lot of room dispite being two of us, and the shared spaces were always being updated with new things. Strongly recommend staying here.
