Pay the first rent instalment: Follow the payment schedule stated in the agreement. The first rental instalment must be paid before move-in.
Receive booking confirmation: Retain the booking confirmation and payment acknowledgement. For the 2026/27 academic year, some properties may have a specific agreement-signing process while regulatory changes are finalised.
Complete pre-arrival formalities: Watch the induction video and book a move-in slot when Fresh contacts the student before the tenancy starts.

Do I Need a Guarantor?
Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.
What is Advance Rent?
Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

Do You Need a Guarantor?
Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Really nice accommodation and staff. Good location in city centre near Lime Street Station and supermarkets. The bedrooms are clean and with a big window. The kitchen is new and the furniture is good. I stayed at Benson Yard for 4 weeks and Highly recommend the place if you are student.

I had a really good stay at this new apartment. Everything's here, especially the gym – super comfy to use! The room is well-equipped with all the facilities, and all the provided appliances work perfectly. The large floor-to-ceiling window allows me to enjoy the beautiful views of Liverpool. The whole team here is great! Big shoutout to Paul from the staff. He's on the ball, really helpful and super patient. Every time I needed some help, Paul was there in a flash. Totally recommend this place!

My daughter has just moved into Benson yard last minute after a really bad experience in another student accommodation. The staff were so warm and welcoming and had everything sorted within a matter of hours to enable my daughter to move in on the same day. Julie was so helpful showing us around the building and answered any questions we had. The rooms & building are immaculate with lots of natural light. The building has everything you could need, is very secure and I feel so relaxed knowing my daughter is happy and safe in her new home. Would highly recommend
