Cancellation policy

Cancellations: Risk-Free Bookings for 2026/27

Cancellation Before Countersigning
If you cancel your booking before the agreement is countersigned, your advance rent payment will be refunded.

Cooling Off Period
If you booked online or by phone and have not viewed the accommodation in person, you have a 72-hour cooling-off period after booking (reduced to 24 hours from 1st August 2026).
During this period, you may cancel your booking provided you have not moved in. To cancel, please email the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”
Refunds will be processed within 10 working days.

Cancellations for Exceptional Circumstances After the cooling-off period, you may cancel before the tenancy start date only if:

  • You are unable to obtain a visa to enter the UK
  • You did not receive the required grades to attend your chosen university
  • You failed to achieve the grades needed to continue your studies

Please provide supporting evidence (e.g. UCAS notification or visa refusal) to your Residents’ Team within 72 hours of receiving it.
Your advance rent payment will then be refunded.
If you receive this notification after your tenancy start date, you remain responsible for rent payments up to the date you provide evidence and we confirm your release. No other cancellation requests will be accepted before or during the tenancy.

Finding a Replacement Occupier for your accommodation.
If you wish to end your license to occupy early, you may find a replacement licensee acceptable to the landlord. The new licensee will sign a new agreement, which may be at a different rent to match the current market rate.
Before we accept a replacement:

  • Your rent account must be fully up to date
  • Any rent owed up to your leaving date must be paid


Once the replacement licensee has signed and paid, they will assume responsibility for all future rent and obligations. Until then, you remain responsible for the rent until the original end date.

    How to Book?

    Booking Process Details

    The booking process is quick and straightforward, but having some information ready will help. You'll need the name, email, and address of your guarantor, a headshot photo, and a bank card for the advance rent/booking fee (ROI only)

    Do I Need a Guarantor?

    Most properties require a guarantor, who will pay the rent if you can't. Your guarantor must be over 18, not live in a Fresh-managed property, and can reside outside the UK. After signing the contract, your guarantor must provide ID, proof of address, and sign the agreement. Some properties may allow you to pay the full year's rent upfront to avoid needing a guarantor. Check with the Residents’ Team if this option is available.

    What is Advance Rent?

    Most properties require advance rent when booking. This is refundable if you cancel within the cooling-off period, your place is withdrawn, or you cannot get a UK visa. This advance rent will go towards your first rent installment.

    Do You Need a Guarantor?

    Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.

    It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead.       My experience with Benson Yard as an international student has been amazing from day one and even before that when I got an online tour of the facilities and the rooms which was the main reason i choose to stay at Benson Yard. On our call Cairah was super friendly, easy to talk to and helpful. Now having lived in my apartment for close to two months i can confidently say that everything she said and showed on our call was completely accurate. Looking at the location of Benson Yard on Google Maps prior to my arrival I couldn’t truly understand how good it was. I can walk to the University Of Liverpool in under 5 minutes (one and a half songs long). I can go to Bold Street which is known for having the best restaurants for all price ranges in 2! Moving in was very easy as they supplied carts to carry my boxes (and helped me get the boxes to my door). I have lived in other student accommodations before and Benson Yard has made me feel the safest. You get your key card that you need to unlock three doors before you even get in the building upon arrival. There is someone at the reception at all times. I am renting a premium studio and the view is amazing. The maintenance team is great. The staff here are lovely people and very good at what they do. Moving away from home is very difficult and It’s not possible for everything to go smoothly, we might face problems and difficulties wherever we go but I am confident that if you face an issue in Benson Yard, with communication the team will do their best to solve it. I would and do genuinely recommend Benson Yard to everyone.

      Really nice accommodation and staff. Good location in city centre near Lime Street Station and supermarkets. The bedrooms are clean and with a big window. The kitchen is new and the furniture is good. I stayed at Benson Yard for 4 weeks and Highly recommend the place if you are student.

      I had a really good stay at this new apartment. Everything's here, especially the gym – super comfy to use! The room is well-equipped with all the facilities, and all the provided appliances work perfectly. The large floor-to-ceiling window allows me to enjoy the beautiful views of Liverpool. The whole team here is great! Big shoutout to Paul from the staff. He's on the ball, really helpful and super patient. Every time I needed some help, Paul was there in a flash. Totally recommend this place!

      My daughter has just moved into Benson yard last minute after a really bad experience in another student accommodation. The staff were so warm and welcoming and had everything sorted within a matter of hours to enable my daughter to move in on the same day. Julie was so helpful showing us around the building and answered any questions we had. The rooms & building are immaculate with lots of natural light. The building has everything you could need, is very secure and I feel so relaxed knowing my daughter is happy and safe in her new home. Would highly recommend
