Situated in the beautiful, leafy suburbs of Leeds, Iconinc The Edge student accommodation offers excellent connectivity to several Leeds universities, colleges and the Leeds town centre. Everything is situated at a comfortable distance and you can get to any of these places using public transport in minutes! The proximity of the city centre also means that you have everything from stores, shops, restaurants, cafes, nightclubs, bars and pubs, all at a convenient distance. Since Iconinc The Edge accommodation is situated in a student-centric area, you will find everything that you might need for your student life, at walking distance.
The different types of accommodations available at Iconinc The Edge include Smart, Elegance and Grande apartments. All three types fall into different budgets and you can choose the kind of accommodation that fits your personal needs and budget. What you will find consistent throughout these different apartments is the attention given to detail and comfort. You get a double or king-size bed, en-suite bathrooms, fitted kitchens and a dedicated area for storage and study. All of these also include living areas, some larger than the others; ones in which you will find two-seater sofas, dining tables, lounge areas, etc.
Iconinc The Edge also offers its students several different facilities including a seamless WiFi connection that extends throughout the property, a fully equipped gym where you can exercise whenever you get the time, an in-house cinema to catch the latest movies with your bunch of friends and a library/study area so that your studies can go on uninterrupted. Since the place also has an in-house laundry, you will not have to wait for clean, fresh clothes, beddings, etc. If you are a person who enjoys the outdoors, you will be glad to find out that Iconinc The Edge also offers ample outdoor space where you can relax and unwind with your friends!

No Place, No Pay Terms and Conditions
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 12th August 2026. Applicable for 26/27 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 13th August 2025. Applicable for 25/26 bookings only.
We will cancel your booking without penalty if your place at the University is rejected, subject to the student sending Iconinc a copy of the University rejection letter within 48 hours. Cancellations will only be accepted before 14th August 2024. Applicable for 24/25 bookings only.
Long Stay Rate:
All long stay packages are based on a minimum of 28 consecutive nights. A £500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay. If you cancel within 48 hours of making your booking, we will refund your £500 holding fee. However, full payment or termly payment is due on completion of the booking. This is non-refundable, non-amendable, and non-transferable if the booking is cancelled.
Early Departures
Cancellation fees will be applied in line with the cancellation policies of your rate plan. Typically, this could be the next termly payment or the remainder of the booking duration.

We reserve the right to cancel your booking at any time, with immediate effect, if payments for your booking have not been made within the agreed time frames. Or you break the contract anyway.
may also cancel your booking in the event of severe weather conditions, acts of terrorism, fire, flooding, power failure, emergency evacuation, or other circumstances beyond our control. In the event of such a cancellation, we will endeavour to contact you in advance and advise alternative options.
Out-booking:
In the unlikely event that we are not able to accommodate your booking on the night of arrival, we will find alternative suitable accommodation and ensure that you are charged no more than the original booked rate. Any difference will be covered by IconInc @ Roomzzz for your inconvenience.

Most landlords and letting agents require a UK-based guarantor. Without one, you may be asked to pay your full year's rent upfront. To help students navigate this, we've partnered with Housing Hand, which can provide a recognised certificate of rental guarantee, giving both you and your landlord peace of mind.
It's worth knowing that several of our student halls don't require a UK-based guarantor at all, allowing students to pay rent in convenient instalments instead. Best staff ever! Its my second year here and i stayed purely because of their hospitality and kindness. The rooms are great aswell, very spacious and comfortable with a pretty good location thats close to the city center and various food spots to choose from. Would definitely recommend!

I can assure you that Iconinc is the best student accommodation in Leeds. You get what you paid and they did a good job to settle us in with many entertainments. It has nice ambiance and atmosphere, and you can study peacefully in your room, which most places do not have it (40inch TV, fast internet, what else do you want bro?) Facilities are absolutely awesome, you can chill in the lobby, movie night in the cinema, workout in the gym with friends, free food every Tuesday, and the best thing is free hot chocolate, tea, coffee whenever you want. UPDATE: They're bringing in Sauna and Steam Room, MAC computers, and other fun stuffs.
