Welcome to The Barn student accommodation, a luxurious student accommodation located in Exeter where we have the ideal room waiting for you, whether you are wanting to share the flat with your buddy with an ensuite bathroom or enjoy some more space in a studio. The best aspect is that we are well situated near the University of Exeter and right in the city centre, where all the action takes place.

Since at The Barn we think about the students, we don't charge couples extra. You have everything you need for a convenient and comfortable stay in each room, which includes a cosy double bed, lots of storage and an ensuite bathroom and a study area.

It is entirely up to you whether you want a shared kitchen with your friends or small kitchen in an apartment. But The Barn student accommodation’s robust social scene is just as important. You can hold dinner parties for your friends in the community dining/kitchen room because we have fantastic communal spaces. A pool table, table football and two gaming dens are available for all of the video game fans when it’s time to unwind and have fun.

Our full sized gym is available to all exercise enthusiasts, and using it is totally free! We also provide a quiet study space where you can focus and study when you need to get back to the books, and rest assured that our devoted on-site team is here to meet all of your needs. Cancellation Policy

Cancellations: Risk-Free Bookings for 2022/23

You can cancel your booking without any penalty up until 31st January 2022. After this date, we operate a 72-hour “cooling off” period up to the 31st of July so if your circumstances change you can cancel your booking subject to you have not moved into the property yet.

To cancel your booking you need to email the Residents’ Team within 72 hours of signing your Tenancy Agreement. You will then be refunded your advance rent contribution payment. From the 1st of August, the “cooling off” period is reduced to 24 hours.

Once the “Cooling Off” period has expired, you can cancel your booking if:

You do not have a visa to enter the UK
You have not acquired the grades to be offered a place at the chosen university
You have failed to achieve the grades to continue your study at the university

In these circumstances, you can cancel your booking prior to the tenancy start date by providing evidence to the General Manager within 72 hours of being notified. Please send your UCAS notification/ Visa refusal documentation to the General Manager within 72 hours of receiving it.
There are no other circumstances when we will accept a request for cancellation either before or during the tenancy.
It may be possible with the Landlord’s agreement to transfer your obligations to someone else who is eligible to live at the property. There is no obligation on our part to find you a replacement tenant. You can advertise your accommodation or undertake your own search for a replacement tenant. If you find a replacement tenant we will need to do some basic checks to confirm their eligibility to take over the tenancy.
Before we will accept a new tenant your account and all obligations need to be up to date and any rent due up to the changeover will need to be paid.
Once the new person has signed the tenancy agreement and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the agreement.

Do You Need Guarantor?
Without a UK rental guarantor, most landlords and agents will require you to pay the full year’s rent upfront. We have partnered with Housing Hand who can provide you with a certificate of rental guarantee.
However, there some of our student accommodation do not need a UK based guarantor in order for students to pay their rent in instalments, to know more kindly get in touch with our team and we will be happy to assist you with these properties.
